The Real Estate market has changed quite a bit over the course of the last three years in Massachusetts. The prices of homes in the Metrowest MA region have continued to drop. The peak in the Real Estate market in Massachusetts occurred in the Spring of 2005.
What many home sellers fail to realize is that if you need to sell your home now and purchased anytime between the middle of 2004 and the end of 2007, you are most likely going to lose money. You are in all likely hood not going to be able to sell your home for what you paid for it! In many cases sellers will be losing thousands of dollars.
We are in what most people refer to as a "buyers market". This is a hard pill to swallow but it is reality.
The days of a Realtor putting your home in MLS, Realtor.com, and maybe a personal website, and expecting an offer a short time later are over!
Pricing your home properly and then marketing the heck out of it are two of the biggest factors for getting a buyer to make an offer on your home.
Internet marketing is of the utmost importance. Survey after survey says that over 85% of all buyers are finding their homes online! You need a Realtor that is going to promote your home to the fullest online. I would call this "marketing to the masses for Real Estate". Hiring a Metrowest Massachusetts Realtor who is Internet savvy, has the technology in place, and can provide you with an abundance of Internet exposure, has become an absolute necessity in todays market.
One of the best ways to promote a property online is via a blog. Real Estate blogs are highly indexed by Google. Blogs are not static like most websites. A blog is constantly changing. Search engines love this because you are providing them with fresh information. There are very few Realtors who are blogging in Massachusetts. I am one of the few who has leveraged this marketing vehicle. See the following link for a a blog post of a home I am marketing at 10 Cardinal Circle in Medway Massachusetts.
Not only is the blog post packed with great information and photos of the home, it is picked up immediately by Google and other search engines. If you Google the address (10 Cardinal Circle Medway, MA) you will see what I mean. Also try punching in Medway MA Real Estate. The fact that you are reading this is probably due to some kind of Real Estate web search!

One of the best ways to find out if you will be working with an Internet savvy Realtor is to Google their name. If the search doesn't come back with pages of results, it is doubtful you have found a Realtor who is going to do a great job promoting your home online.
Think about it..... if the Realtor doesn't know how to market themselves well, how in the world are they going to do a great job marketing your home online?? In other venues there may be a need for a "secret agent" but Real Estate is not one of them.
When the Real Estate market is going crazy and homes are selling like hot cakes, selecting a Real Estate pro is less critical. Five yours ago the 3 P's of marketing were all it took - Put a sign in the yard, Put it in MLS, and Pray. Usually in a few weeks this effort would garner you an offer.
When the atmosphere becomes more challenging it is really important to have someone in your corner with experience and in depth knowledge. Here are some excellent questions to have handy when interviewing a potential agent to market your home. This will help you weed out an agent that doesn't do much business.
