Mailbox ~ Metrowest Massachusetts Real EstateThe Real Estate market has changed quite a bit over the course of the last three years in Massachusetts. The prices of homes in the Metrowest MA region have continued to drop. The peak in the Real Estate market in Massachusetts occurred in the Spring of 2005.

What many home sellers fail to realize is that if you need to sell your home now and purchased anytime between the middle of 2004 and the end of 2007, you are most likely going to lose money. You are in all likely hood not going to be able to sell your home for what you paid for it! In many cases sellers will be losing thousands of dollars.

 

 

We are in what most people refer to as a "buyers market". This is a hard pill to swallow but it is reality.

The days of a Realtor putting your home in MLS, Realtor.com, and maybe a personal website, and expecting an offer a short time later are over!

Pricing your home properly and then marketing the heck out of it are two of the biggest factors for getting a buyer to make an offer on your home.

Internet marketing is of the utmost importance. Survey after survey says that over 85% of all buyers are finding their homes online! You need a Realtor that is going to promote your home to the fullest online. I would call this "marketing to the masses for Real Estate". Hiring a Metrowest Massachusetts Realtor who is Internet savvy, has the technology in place, and can provide you with an abundance of Internet exposure, has become an absolute necessity in todays market.

One of the best ways to promote a property online is via a blog. Real Estate blogs are highly indexed by Google. Blogs are not static like most websites. A blog is constantly changing. Search engines love this because you are providing them with fresh information. There are very few Realtors who are blogging in Massachusetts. I am one of the few who has leveraged this marketing vehicle. See the following link for a a blog post of a home I am marketing at 10 Cardinal Circle in Medway Massachusetts.

Not only is the blog post packed with great information and photos of the home, it is picked up immediately by Google and other search engines. If you Google the address (10 Cardinal Circle Medway, MA) you will see what I mean. Also try punching in Medway MA Real Estate. The fact that you are reading this is probably due to some kind of Real Estate web search!

 One of the best ways to find out if you will be working with an Internet savvy Realtor is to Google their name. If the search doesn't come back with pages of results, it is doubtful you have found a Realtor who is going to do a great job promoting your home online.

 

Think about it..... if the Realtor doesn't know how to market themselves well, how in the world are they going to do a great job marketing your home online?? In other venues there may be a need for a "secret agent" but Real Estate is not one of them.

When the Real Estate market is going crazy and homes are selling like hot cakes, selecting a Real Estate pro is less critical. Five yours ago the 3 P's of marketing were all it took - Put a sign in the yard, Put it in MLS, and Pray. Usually in a few weeks this effort would garner you an offer. 

When the atmosphere becomes more challenging it is really important to have someone in your corner with experience and in depth knowledge. Here are some excellent questions to have handy when interviewing a potential agent to market your home. This will help you weed out an agent that doesn't do much business.

There is much more to be discussed about the Internet and Real Estate marketing. One of my passions has become Internet marketing and search engine optimization (SEO). Folks plain and simple - IT WORKS!

Hi Jo - I did see the video..pretty humerous! People use Google to search for everything but many probably would never think to Google the agent they are interviewing. Great way to find out quickly what kind of agent you could be working with :)

We need to remember to KEEP blogging about our listings - different aspects, lifestyle - anything to keep it at the top of the search engines. Same with neighborhoods.

Sharon - That is an excellent thought. I am a big proponent of keeping on top of the latest trends, technology, services, ect. Education is always important. I have been trying to get the time necessary to really start featuring neighborhoods.

Bill - this is great information! It is so important for sellers to go over a REALTOR's marketing plan before they are hired, for after they sign on the dotted line it is too late. A REALTOR today must use every tool available to market a home and get the home sold for the highest price possible. Fantastic job of getting the word out.

Kent - Your right on the money. In any kind of market homes will sell. In a weaker Real Estate environment marketing and pricing properly becomes a lot more important.

Lynda & Ben - Thanks being honest is very important as well. There is no point in sugar coating things. Home sellers need to get good advice. They don't need to hear something unrealistic from a Realtor looking to get them signed to a listing contract and then hearing they need price reductions a few weeks later.

Tom - I operate the same way. There are so many Realtors that play games with people. You probably see this all the time in CA as well. Agents that intentionally give a seller a high price in order to "buy the listing" are a real annoyance. It happens way too often.

Karen - The lanscape in the Real Estate in most markets across the country has changed. Marketing is extremely important. You are correct about covering as many avenues as possible. We did have a much longer down turn here in Massachusetts going back to the late 80's to early 90's. From 1987 until 1993 we had a weak Real Estate marekt. Things took off though toward the end of 1993 and we had twelve years of record breaking growth.

Bill - Many things about the market have changed, but it's important for sellers to understand that's why it's precisely that much more important to have a Realtor(r) that is on top of buyers purchasing trends - and that includes the ways buyers begin their home buying search and all the marketing avenues that now become available to those same sellers via their net savvy Realtor(r).
