This report covers the counties of Westmorland, Albert and Kent

MLS® sales statistics for December 2006 eased compared to the number of sales recorded for the same period in 2005. The value of sales held steady over the same period. Sales also declined month-over-month as part of the normal seasonal pattern for the area.

The total value of all properties sold through the Board's MLS® system in December 2006 was $16,182,544. This is virtually unchanged compared to the $16,234,799 posted in December 2005. A total of 125 transactions were recorded through the Board's MLS® system this December. This compares to 145 properties sold during the same month one year ago.

December MLS® sales capped off a solid fourth quarter for real estate activity in the Greater Moncton area and I expect to see active and balanced market conditions in 2007."

The value of all residential sales through the Board's MLS® system this December was $15,344,744 - up one per cent compared to December 2005. A total of 113 homes sales were reported through the Board's MLS® system in December 2006. This compares to 127 homes sold in December 2005.

The average price of homes sold via the Board's MLS® system this December was $135,794. This is virtually unchanged compared to November ($135,297) and is up 14 per cent over the average price of $119,299 posted in December 2005.

A total of 157 new residential listings were added to the MLS® system of the Greater Moncton Real Estate Board this December - up 14 per cent over the same period in 2005. There were 1,163 active residential listings on the Board's MLS® system at the end of the month - also up 14 per cent over the same period last year.
