SAVING A DEAL

You just never know.  Some homes look gorgeous and, as a realtor, you figure "this one will pass inspection for sure".  Such was the case for me this week.  My buyer made an offer, it was accepted & we proceeded to get the home inspected, per the contract.  Regrettably, the inspection revealed "evidence of water intrusion" & the inspector said he couldn't determine the source of the leak.  He added that, where there is water, there is mold!  Now I'm dealing with a concerned first time homebuyer and a deal very much in jeopardy.  So you can guess what I was doing this afternoon--yes, waiting for the inspector's written repair estimate, speaking with the list agent, e-mailing the inspection report, estimate & contract addendum with the buyer's new terms, etc. 

But that's the job, right?  I just wish the public realized that realtors don't just show up at the closing for the commission.  The good ones are working the deals from start to finish.

A lot goes into buying and selling a house from all sides.  For every easy deal there are two tough ones

Dalia, Goodluck with your outcome... first time homebuyers can bolt and run at the least little thing, its a HUGE investment and commitment for them..  sometimes it looks like their whole life savings will go into that house and mold is NOT a least little thing.  Hang in there!!

The deal has been saved!! Hurray!  The price was reduced by $15,000.  Smart seller...she realized the gravity of this situation & knew she'd have to update her sellers' disclosure statement & deal with this problem with any subsequent buyer.  My buyer is pleased as well, b/c she really loves that house & realizes that she can take care of the problems.  Thanks everyone for your supporting comments...love that rain!
