Broker to Agent: I so get it!

Jon has a laundry list of how many agents feel about their relationship with their broker.  This post is one of those that came from comments going over three paragraphs, again!

"I am the talent" says the agent,  I really do realize that!

Do you appreciate that I make a personal call to everyone of the prospects you enter into my company's lead generation & incubation system - promoting how great of a job you are going to do for the client?  Do you even realize that when an agent has chosen to move to another brokerage, I print them a copy of the leads they entered and give them to the agent - with my best wishes!

Do you appreciate the thank you card our office sends with your name and our company logo only to every listing you generate and every sale you close?

Do you appreciate the "quarter time" assistant the company provides you at no cost, you know the one who you get to utilize more as your production grows?

Do you appreciate that I NEVER ask you to play secretary - with our system there is reason for you to do "desk duty" - the calls will find you.  If you are not in the field prospecting - you are not working!

Do you appreciate the fact that I scour catalogs, dollar stores and clearance aisles looking for unique propecting ideas and materials and put together packages for you 1 a month, at NO COST TO YOU.  No canned brochures for you that look like the other 30 mailers they got this month - all you've got to do is drive them to the door! 

Do you appreciate that you have never have had to wait more than 15 minutes to talk to me when you need me - even if I have to sneak into the bathroom during continuing education classes to talk if email is not sufficient?

Do you appreciate that your broker blogs and promotes you on a local blog?  Do you even realize that we are probably the only office in town that includes blogging in our Policy and Procedure manual?  I know, I know, our company website is a little blah - but you get leads from it each week and as soon as I can we are going to a WP blog based version!  Do you appreciate that I don't charge you a "company referral fee" for those leads you get?

Do you appreciate the effort I put into making sure you feel comfortable in our office, that the staff is pleasant, that the agents aren't whining and stabbing you in the back?  Do you appreciate the free water and soft drinks (and coffee of course) that are always in the kitchen for you and your clients - not to mention the emergency cabinet with free soup, crackers, noodles and snacks (also free) in the "emergency lunch cabinet"?  I know you don't function well on an empty stomach!

Do you have a clue how frustrating it is to me to see you not work smart and not fulfill your potential and the goals that you set for yourself?

I do realize that you are the talent that in most cases I trained and helped to set up success systems.  I do realize that often the grass looks greener on the other side of the fence.  I do ask that you speak to me, if you think there is something else I can help you with that will make us more productive!

I am responsible for everything you do in a real estate capacity, Ultimately, I'm held to a higher standard than you are by the licensing authority - so some paperwork is absolutely necessary.  I really do need your listing agreements, copies of contracts and especially earnest money in a TIMELY manner!  Of course, I'm also happy to take them by fax, pdf by email or I'd love to see your smiling face!

Missy - could you tell it pushed a button, lol.  I realize that are a lot of brokers out there who don't care and I just hope my agents realize that I do.

I show you my appreciation by handing over 25% of every dollar I earn to you. In fact I am actually offended that you brought those things up and are trying to "hold them over my head". Do you realize that you earned almost $20,000 from me last year alone!!  I expect you to do those things.  Your post is like me saying:

"Do you appreciate that I call my clients back?"

"Do you appreciate that I use MY car when showing buyers homes?"

"Do you appreciate that I take my continuing education courses EVERY year?"

No you don't appreciate those things.  You expect that I will do them.

Well I expect you to appreciate that I have chosen to partner with you, and I would like you to show it to me, and to let me know.

We can do great things together if you do everything within your power to let me focus on what I do best: sell homes.

(In truth some of the things you do are pretty cool, but it would hurt my point to say that up front.)

You have a great system.  but, no matter what system you have, I have always found in business that you cannot mesh with everyone.  My broker does not provide a lot of what you do, but I get a high commission split...and I choose to compromise some of the things other agencys do provide at a lower split.  I have heard people gripe to him about what other companies offer in terms of desks, computers, office help, etc. but he just smiles and says, I know, but do they pay you what I do?  and no one in our area can compete with that.

Kay, I agree and if it is a workstyle issue that is the problem, usually only a change to a different business model will work.  At our office we are a more "traditional" set up but we do have a 100% plan for real entrepreneurs (or control freaks, lol).  I try to be flexible, I've created multiple commission plans so that there is something for everyone and of course some of the benefits change with the plan chosen.

If it is a personality issue, I wish an agent the best, make their move as easy as possible and never burn a bridge.

Jon - you snuck in!  ROTFLMAO - I try and I'm thinking a company car program (you know - like Mary Kay ladies) will ease some of those issue (not - just kidding - at least this year). 

  • I sure have given out some gas cards as rewards lately! 
  • And don't forget that if you take continuing education that leads to a designation - (and turn in that dratted 2 line form) - I apply for a Georgia Association of REALTORS scholarship for you and I reimburse you personally after they kick in for the first one every year!

And don't you love those goofy stars in the meeting room, hanging from the ceiling with your name on them for every listing and sale you make!

Remind your significant other to tell you about the letter they get every now and then in the mail from me - signing singing your praises and thanking them for "putting up" with your strange hours and the cell phone attached to your ear.

Thanks for reminding me to tell you directly how much I appreciate your contribution to our company!  Now - go sell some houses!

sounds like your company is a good place to work.  I happen to love my broker to death.  I have been with one company since I have been licensed and I have no plans to leave any time soon! (in other words today)  :-D

Jennifer - I'm glad to see some one agrees.  I get tired of being thought of, or portrayed as doing nothing to earn my part of the commission.  See, I knew I wasn't the only broker in the Rain who cares about their agents as more than just a dollar sign!
