I have not visited Branson, but my mother is totally obsessed with Branson. She is a few years short of 80 and an actively working restaurant entrepreneur. When she has a couple of days to spare, she's wanting to go to Branson.  She and I plan to meet there sometime this year. We really need some 1 on 1 time together. We agreed that its about time--we haven't had a 1 on 1 in 20 years. Someone else is always with us.

So here's the deal. I lost ground in between studying for my broker exam, testing and the license shuffle. So, I will allow myself this break when I either list 6 homes or have 2 closings. So, I need to get on it. The reason I am letting you all know about this trip is because she wants to buy a vacation rental in Branson.

It has to be ON the river side. Not near the river. She wants it on the river. She wants a property that will be rented almost continually. (She is experienced with Vacation property rentals). It would be nice to start feeding her some stats and market reports. Any one up to it?

A few facts about her: She is a strong walk the walk, talk the talk Christian. She likes the "finer" things in life, but can be REALLY stubborn about what she wants. I cringe in restaurants if a server brings her decaf that is not freshly brewed.  She's very determined. She is also kind and generous. --capped with being very outspoken.

So I hope to hear from several AR Branson REALTORS. You may email me privately if you like.  We won't have a lot of time when we schedule the trip--so we will want to pick out up to 6 properties, mapped efficently to visit. I understand that property availability is a daily change. So, until about 2 days before the trip--market information and orientation would be appreciated.

I think we have the same mother!

Last week, I took my mother to lunch with a cousin of mine.  My cousin asked my mom if Marc, my younger brother was always her favorite.  She looked at me and said, no I think it was Chuckie (my older brother).   Ok, I alway new I wasn't first, but I never considered last!  Enjoy your one on one time.  Brace yourself.  LOL

Thanks, Chris. My intention is to forewarn anyone who may be working with us of the personality type.  She is a wonderful person, but will dig her heels in. No use even attempting to show her property out of her guidelien criteria. Ironically, my buyers have had mirror characteristics. That could be why I ended up at the closing table when others had given up long before I came on the scene.

Moral here too is that we need to take care making assumptions. Though she is almost in her 80's, she absolutely is on top of her game. She will get what she wants or she won't play, or pay. Actually, I have noticed a few of those traits come out in me when its "down to the wire".

The personality type: her agent needs to know the market and be data ready, but remember that they are also serving, and don't event think of jumping outside her guidelines. When she says on the river, that's what she means. When she says, year round consistently rented, that is what she means and we need supporting data.
