So, I am sitting there at the coffee shop across the street from the Movie Theatre tonight, waiting for "Vantage Point" at 9:15 PM, it had good reviews so, what the heck. I am sipping on one of those foo-foo coffee chocolate shake drinks - Blended Mocha something or rather. (oh, before I go much further, the movie was good - I recommend seeing it). Anyway the folks next to me were having an interesting conversation, about trying to sell their home.

nice home

Turns out with the real estate home prices so low, that they decided to save the money for the Realtor, pocket the money that they would have paid to the agent and come out further ahead. Well, nothing could be further than the truth. So far, they have had 5-offers all so low, they were very angry. In fact, they told one buyer to stop badgering them or they would call the FTC for violating the DO NOT CALL LIST. The buyer said to them:

"You are the one who put your home on the market and eventually you are going to lower the price, I want to be the one who buys it!"

They told the gentleman something like; when hell freezes over you old coot! Now the buyer tells them he will sue them for age discrimination. Well, we all know that is a bunch of BS, but this is certainly not what they had figured on at all.

Another one of the low offers told them, that they could possibly make a higher offer, but would have to come back and look at the property again. Turns out a train that comes by every so often about 1/2 mile away was now an issue, so they said that they would pay more, but now would have to lower the offer due to the train noise, which is hardly noticeable they said.

Mommy Co-signer

Next, one of the buyers, this one really made them angry, said he had to show the home to his mother, something about the fact she was a co-signer, which did not sit well with them, but they agreed to allow the mother to come see the home and meet with them. The son and mom wouldn't leave, finally it was dinner time, so they ended up staying thru dinner, ate like pigs, then the mom, scolded her 35-year old unmarried son (still living at home, something the FSBO homeowners said was not surprising at that point, although he failed to mention it the prior) in front of them and said no way would she co-sign for a piece of junk home, and that the son was an idiot for wanting to live there?

OMG, I thought, those poor people may never sell their home now, nor do they want too.

I love it inviting buyers for dinner.  I guess that is one more reason you don't want your sellers to be in the house.  At least this FSBO is learning that we are worth what we are paid.  Selling a home is not always easy.  Especially negotiating with buyers.  A seasoned real estate agent would have smoothed this over.

Good heavens... that is a horror story.  I'd rather read or hear about these stories than experience them (in an ideal world).

I hope you gave them one of your business cards - I'm sure they will come to their senses and decide to call a Realtor - it might as well be you.  Good luck

Anni,

The movie was very good, I liked the last line of the entire movie the best, it just confirmed all the things you think you know you don't know, you know? Take your husband to see it, its a guys movie also, very action packed, it's one of those "gotcha!" made you think movies.

The FSBO in the city I was in, I would have referred to a real estate agent on ActiveRain, but there was no body on my Associate List or that Subscribed to my Blog, from that city. Too bad, because had I been a real estate agent and from that city, I am positive I could have signed them up on the spot, I would have pulled out the listing papers, skipped the movie, went to their home, given it a once over and had them sign a 90-day deal. But, hey that's just me! Lance

Thanks for sharing the story, Lance.  Just another example of the stress that a FSBO can go through.  I really can't believe the whole ate dinner thing, though, WOW!

I skiped Vantage Point last night as I heard it wasn't that good.  But, with your review?  Might check it out tonight!

Leesa, yes, I'd have thrown them out of the house myself after "X" amount of hours, besides familiarity breeds contempt, enough socializing and chit-chat, make an offer already? I guess the people were too nice. well, Leesa, I liked the movie, and it had a happy ending too. I think you will like it. Let me know if you think it was good afterwards, from your Vantage Point! Too bad you could not record the FSBO's conversation. That would have made a great little promo for the advantages of using an agent.
