Happy Saturday Everyone,
I just wanted to share my current experience with a new Buyer. I met him as he was thoroughly dissatisfied with the service of his last Agent and while he was with that Agent over a six month period kept calling me for advise and assistance. Of course I told him he must work with his current Agent on all properties he has seen already and if he was truly unhappy, approach that Agent and discuss what it is he is NOT doing to serve your needs. That I will not work with him or advise him while he is working with another Agent. ( I will not do that to any Agent at anytime, it is not the way I do business) Now this went on for over 3 months......finally after 30 days of no contact from this Buyer, he called me and decided to drop the Agent he was working with and work with me.
Now he has decided he no longer wants a single family home, he now wants a multi-unit property, no big deal right? Wrong, he can not wrap himself around the idea that these types of properties require at least 24 hour notice to show and as I am finding out many are 48 - 72 hours now and just as many require that the Listing agent attend all showings (yet someone else's schedule that must be accommodated.....UGH)......not to mention the need to confirm all appointments with many Tenants.....a time taking task.
Yet my Buyer insist upon calling me today at 8 AM and asking do I have time to see props today? This despite the many emails and phone conversations we have had regarding the need for the advance notices above. At 8 AM today I explained the need for him to decide on which of the man props he wishes to see by 10 AM today so that I hopefully receive permission to see them by at least tomorrow afternoon. Here I sit at 1PM and no contact from the Buyer.......guess who is NOT seeing props tomorrow. I have just emailed him again, and yes he is on-line (dial up and can not be called while he is), that he needs to decide if next Saturday and or Sunday(weekdays are out for him) he has time to see props and if so I need to know which ones by Wednesday so that I can set them up.......will he listen, stay tuned.
OK I am now done venting, I want to help him and have him find what he is looking for......I hope all of you are having a great Saturday and enjoy the rest of the weekend.
