I have been using Quickbooks Pro for several years for property management.  I have become frustrated, as it is very difficult to customize and do what i want it do for property management.  It's a great program, and works great for other industries, just not this.

 

I spend the past week researching, researching, and researching what the best products are for managing property.  I found two that I feel are the best two options.

 

One is Rent-Right Next Generation

The other is Yardi Systems

 

Yardi is the best overall, but it's very pricey.  It's the standard for all property management, been around since 1982, and has people running billion dollar management and investment companies with their systems.  I couldn't justify spending 8-10k/year for the web based version.  Maybe I can in the future:)

So I went with Rent-right. It's not bad at all, and there is people running rent-right with thousands of units.  It's also much cheaper.  If you go over to mrlandlord.com, you can get a discount and save some money on the software.

If you are in for the long haul, and expect to increase properties, Yardi is the better choice. You are going to pay for the difference in extras eventually.

The good thing is, Rent-right is created with MS sql, so I can export the database later on and import into any other system with fairly simple ease..
