Jasper Georgia's, Bethany Moorings neighborhood, has shown strong sales numbers since construction on new homes began in 2004. Last year (2007) saw a notable decline in sales from the previous years (25 sales in 2005, 40 in 2006, to just 13 in 2007), but I believe partof this attributable to fewer houses being available for sale after the strong run in prior years. The other part of course was just a slower real estate market overall throughout Pickens County. Average number of days on market has likewise increased on an annual basis.
Despite the reduced sales, a bright spot is that average home sale price in Bethany Moorings has shown continued appreciation (albeit a small one). Going from $169,286 in 2005, to $174,831 in 2006 (3.2% increase), and reaching $177,862 in 2007 (1.7% increase). Average list price early in 2008 stands at $194,940, which suggests further gains in '08 for housing prices in Bethany Moorings. Number of days on market however has also increased on an annual basis -- a trend which doesn't seem likely to change this year.
With 20 active listings of Bethany Moorings' homes for sale, as of this writing, inventory numbers are fairly high against the previous year's sales and may take a while to sell off. That said, 2008 is off to a good start with 4 Bethany Moorings' houses already under contract of sale within the first few weeks! Perhaps this is a good sign, not just for this particular development but for Jasper and Pickens County GA real estate sales as a whole.
