This week's real estate activity in Pickens County GA again saw a very slight uptick in the number of pending Jasper GA home sales over the previous week's numbers, while the number of new listings of homes for sale coming on market dropped slightly.  Nevertheless total listing inventory inched upward for the week, ending at 589 homes for sale in the Jasper, Georgia, area.

New Listing and Pending Sales Activity for 02/16/08 - 02/22/08

  • There were 21 new home listings added, at an average ask price of $422,433.  Low price was $139,900 and high price was $1,250,00;
  • Seven homes were placed under contract (pending sales), for which the average list price was $202,100.  Low price was $61,000 and high price was $310,000;
  • Average time on market for homes placed under contract was 143 days;
  • One home was reported as "Sold".  [This one deserves a special note:  The home that sold was a bank-owned foreclosure in Bent Tree . . . originally listed by the bank at $435,000 against a $500,000 loan.  Sold for only $260,000!]
  • Zero new foreclosure listings added, one placed under contract, one sold (see above).

 End of Week Totals - 2/22/08

  • At week's end, there were a total of 589 active home listings in Pickens County, with an average list price of $342,920.  Low price was 39,900 and high price was $2,750,000;
  • There were a total of 41 homes under contract, at an average list price of $196,866.  Low list price was $54,000 and high list price was $624,900;
  • Average number of days on market for all pending sales was 101 days;
  • Thirteen active foreclosure listings, ten under contract.

There appears to be a definite increase in market activity as more buyers make their move.  Rising interest rates, speculation as to a "bottom" in sight, moderate weather conditions, and traditional seasonal buying patterns are all likely factors.  Will continue to monitor this improvement, which will hopefully hold.
