One of the things I hear time and time again is that the market is bad and nothing is happening, we all know that homes are selling regardless of where we are, I have just had 9" x 24" SOLD signs made that i put on every listing that goes in escrow, It does a little bit to change the perception of the general public and with its size you can see it from a distance.

I'm surprised more don't do this, FREE Marketing people...You don't think the neighbors arn't watching how quickly you can sell that home?  Did you ever think that one day the neighbor will likely sell?  Take advantage of FREE marketing whenever you can and put up your sale pending and sold signs.

You are definitely right about helping to change the minds of our consumers.  Something like your sign shows them that things are still moving.

Good question above-- Doesn't that hurt your sign calls?

 I have never had a person call me and say "I'm sure that house is gone-- but can you find me a similiar one?"  -- then again-- I've never had a seller out of a sign call either .... what are your results?

I carry a large inventory of REO properties and at some time in the future this merry go round will stop, I'm trying to be proactive and get my name out there as a agent that gets the job done and start to attract the sellers which will help me going forward.

 

It may slow down the buyer calls but not stop them and i have other signs out there getting buyer calls.

Andrew, Good point about changing the perception of the current market. I have some sold signs with SOLD: BUT I HAVE OTHERS: CALL ME AT ..........  People do call.

Great positive gesture by Andrew. There are many strong submarkets in the Phoenix area that get swept up in the negative news. Good real estate is always in demand.

Ive done the same thing.  Let people see the solds they will know the market is not dead.  We all need to promote our market.  Don't be negative.

Great idea. Some  People do not put the sold sign because they may want to continue to market it incase the deal falls through. I agree if there are enough sold signs it will change the belief that homes are not selling.

Good Thinking. I have not ever used a sold sign on a property. I like to keep the calls coming. However in this market sold signs are a welcome site for the eyes.

I've haven't placed sold signs in years but you're 100% right.  Every call I get, the buyer is believing the crap their neighbor or the media tells them when their neighborhood is still increasing in value 5% a year.  I'm going to start posting them once the home is in the clear.

Andrew - I guess I have a bit of "sassiness" in me.  I put out star-burst signs that say TOO LATE instead of SOLD signs.  I want people to also know that the housing market is good in this area.
