When trying to sell your home, I am sure you are going to interview several agents if you don't have one that you know and like. I am also sure each and every agent that you meet will show up on your doorstep with a giant smile and warm attitude... after-all, you are a prospect at this point.

So, how do you choose one?

You can look at their marketing program, you can consider their past sales record, you can even decide if your personalities will work together.... but how do you know if the other agents out there will avoid showing and selling your house because your agent has trouble getting along with other agents?

If your agent has a reputation in the industry that you don't know about... couldn't this hurt your chance of selling?

I know that if a buyer that I am working with loves a house listed by someone who is unscrupulous and terrible at Real Estate, it's hard for me to get excited about the prospect of having to work with that agent. Fortunately, there are not many in my area that I feel this way about now, and I love to take on a challenge, but I know that it's not going to be an easy road and I have to be at the top of my game.

My client's come first! There is no ands, ifs or buts about it! If the house fits the needs of my clients, I am going to show the house and sell it to them if we can make a deal. What matters most to my client's is what matter's most to me... I don't even consider who will be on the other end of the deal. But not everyone works that way either!

 

It is human nature to avoid uncomfortable situations. So how can you be sure that your agent does not make all the other agents out there hate working with him/her?

 

This is a good question, and most (note, I say most) agents will not talk about others. I would suggest you google the agent's name. See what you can find out about him/her. Talk to that agent's broker as well as past and present clients (both buyers & sellers). Get the actual listing printout from prior sales by this agent and do some checking. Did the agent do a good job, respond to requests promptly, get the agreements of sale quickly, get paperwork for closing timely, would the buyer/seller use that agent next time, etc. See what kind of reputation they have, how long they've been in the business, and what kind of job they have done... look below the surface. A little time doing your homework will pay off in your pocket when you close on your house sale!

Ooo Diane good topic. I had a deal with an agent one time that has to be one of the biggest snakes luckily my buyer and I were able to get out of it, but I try to avoid her listings at all costs, I work twice as hard to find a home that works better then her listing for my buyers.

Diana- you make a very good point about agent likability.  I have worked with many agents whom I've like and didn't like.  I will let my client know when I've had good experiences with the agents or bad when accepting an offer offer or submitting an offer.  I feel it is important for them to know who WE are working with.  It can be a long 30 to 45 days....

as for me if i didnt like the agent it would not bother me, its a job and i will still go and do what i have to do

It is so important that we get along well with all agents, but it is harder when you are dealing with an agent who is on a power trip.  I like all the agents in my area, some more than others, and I am extra nice to the ones I don't like as well. You know, "honey catches more flies than vinagar!

I have a few that I dislike working with but I like happy clients, closings and getting paid better! I just know to "hold on  tight cause its going be a rough ride!"

Diane - this is a needed post! My clients have always come first, but when they see a house they like listed by an agent that's not popular or hard to get along with I cringe. First of all, I'm afraid they'll drop the ball and hurt my client. I'll show and sell the house because it's all about my clients, but do I like it...no, but in the end I want to get paid.

Linda, That's just it... will that agent do their job?? I am often afraid that the other agent will mess things up on their end somehow. I do work to help my client, and sometimes twice as hard as I should, but it's really for them, so I don't mind!

If you follow the Code and work for your buyer client you treat all potential home purchases the same. I will tell a buyer client that I have a good working relationship with a listing agent if we've had past, pleasant transactions together. When offers come in on my listings, and a seller asks me about the buyer's agent, I'll tell them the same thing if we've worked together before. In some instances certain agent reputations are well known amongst home sellers and buyers. I politely decline to talk about it if asked and cite the Code.

Avoiding a certain agent's listings is steering in my book. With all of the advance work most buyers do online before we start showing them homes, how does one explain why you deliberately left a certain listing off the list?

Kim, I agree with you 100%. I would never eliminate a home that someone was interested in for any reason, my client comes first! However, I have seen instances where agents will either eliminate homes or point out hot buttons to turn buyers off of a home... just to avoid the listing agent. Thanks for your comment!!
