We just finished participating in the Roanoke Valley's Virginia Outdoor Sportman's Classic and had an absolutely wonderful time...not to mention some great conversations about the current market & exciting times ahead!  Although the event was a huge success, I couldn't help feel  in another local mortgage company being represented at the show.

I'm an extremely outgoing guy, so I tried numerous times to strike up conversation with this other mortgage company but I couldn't get past the "competition" phase with them.  I'm a firm believer that if your successful in your industry & secure in your abilities - why not build relationships with your "competitors" and get past the "I've got 3 million in my pipeline how about you" talks?!?!  A lot of good can come from those experiences and it would be nice to have other open-minded professionals to work with.   

Would LOVE your thoughts on building relationships with others in your local industry...

There's a big world out there & life's amazing - so don't run the other way at trade shows when your "competitors" want to help!! :)

On the subject of relationships.  I need help.  I just passed my exams, but have not yet received any training. There seems to be a real issue with the members of the company I will be hanging my license with on HOW to introduce me, since I am still waiting for my license.  I went this weekend with a member of our team to her Open House to observe, and she introduced me as being an agent with the company who had not viewed this home yet.  Doesn't sound bad right?  The home is my Mother-in-Laws home.  So my pictures were in her den.  Why do so many people think I should be afraid to say I am new?

I don't understand the need for pretense. 

I believe that the commission requirement that I must work under the supervision of a experienced broker for 2 years, is an excellent plan for protecting the public from the honest mistakes that a new broker can make.  The structure is sound and if the broker I am working for is doing her job, all of my contracts will be reviewed by her to make absolutely sure there are no mistakes. 

I have confidence in my supervising Broker.  She is not only knowledgeable and experienced, she has ethics.  I am not afraid to tell people I am new.  But everyone seems uncomfortable with this and thinks it will limit how many people will be willing to work with me.

I don't want to be dishonest, but what do I tell people when they ask me about my experience?

Noob (great name, btw) - Sounds like you have a lot of faith in your Broker which is the way it should be & you should ABSOLUTELY be honest with your clients!!  Telling them that you are a new agent is fine, telling them that you've never seen the house before...MISTAKE in my book!  That conversation would have been much better suited for stating that you're new & they're training - that simple.

Hang in there and remember...the tangled web we weave... ;)

Thank you!  I was so uncomfortable when she introduced me that way. I don't want to start out in this industry like that. Better to have a slow start while I build client confidence in me, than to rush in and look dishonest!

Josh, it is a shame that you couldn't connect with one of your peers. I see so many RE agents doing the same thing, they're afraid of the competition. I try to be available to the newer agents (this is a tough time to start a career) and have invited several to AR.

It's too true Josh.  It's kind of hit or miss with some people.  I have great working relationships with most real estate agents I've dealt with before but some of them just can't get past the fact that I'm "the competition".  I prefer to work cooperatively though and will often co-list a property that's a little out of the area I prefer to work in just so I don't have to drive out there all the time.  Cooperation puts money in everyone's pocket.

Ethically, Realtors are to be considerate and respectful of eachother.  I don't know the rules for bankers.  I would imagine that it is common sense to network and help one another.

For the new agents, Brian Buffini, at his Turning Point event, always recognizes them and encourages them into our profession.  One of the suggestions he offers is, I'm new, anxious to learn, and I am all fired up!  Try to get to one of his events when he comes to your area.  It will amaze you!

Hey Josh - let me know if you ever want to discuss mortgages!  I am not afraid at all of other professionals I love to see what is working and not working!  In fact my husband is a mortgage broker and we work well together because we can offset our strengths and weaknesses.  Great post and I agree 100%!
