Jellybeans!There are more choices available than there are flavors of Jelly Belly jellybeans.  It's true!  That's the case for the homes currently on the market in Arlington Virginia.  Single family homes, townhouses, high-rise condominiums, duplexes, semi-detached homes, garden style condos -- each has its own unique style and are available through different area of Arlington.

 

811 Arlington homes on the market in Arlington Virginia (as of February 25th).  94 homes sold in Arlington in January.  While this month's sales will likely outpace January, there's still an abundant 8+ month supply of home inventory in Arlington.  That's a clear indication that it's a buyer's market.  Add to that the fact that the average Arlington sale in January closed at around 93% of the asking price, and you've got yourself the makings of some good buying opportunities if you wish to purchase a home in Arlington County.

Here's a quick rundown of some of the numbers and information for the inventory of homes available in Arlington:

Looking at this table, it's apparent that there is a disconnect between the current average listing price and the net sales prices in January 2008.  The difference in the single family home category is over $250,000!  This would indicate that most of the sales are in the lower price ranges and that the higher priced homes are sitting on the market and not selling.  Additionally, it could be an indication that some Arlington homeowners are pricing their homes to high.  It's interesting to note that the average current listing price for condos is actually over $69,000 below the net sales price of Arlington condos in January.  This could indicate a weakening in the condo market and an overabundance of inventory and competition for sales in the Arlington condo sector.  Good news for Arlington condo buyers!

Brian-I showed a FSBO on Saturday that was priced 100K over the last sale in the neighborhood.  My clients like the house but trying to break it to the owner who bought just at the end of the boom in 2005 that he is off the mark is not something I relish doing.

JEFF:  Pretty much all that is available in Arlington in that price range is one bedroom and some older two bedroom condos.  Even those are not that plentiful and usually lack upgrades and require some TLC.
