I got a call this last week from a guy that wanted info about a house, I pulled it on the computer, and called him back,  We made an appt to see the house the next day.  Two hours later an agent from another company called me to tell me that her client had called me in error.  I said ok then hung up.  Should I have called him back and asked if he had an Buyers agreement with the other agent?

Melissa - I think yes. He probably was setting up showings with different companies for different houses and she caught  on... or maybe ask if there's any more houses they'd like to see too?..... Just a thought.

Melissa, it appears he was working with the other agent and decided to also look on his own. I am assuming this because the other company called him her client. You could have called him back, but I don't know if it would have done any good.

Lesson learned: One of the first questions we should ask a potential buyer, "Do you have a signed Buyer Broker Agreement with another Agent?" If yes, direct them back to their Agent. If no, get them to sign and and sell them a house.

Great advice.....I think it is weird that he called me and set up an appointment, but yet he is working with her.  She said he use to flip houses, and was also a builder at one time.  He should know the rules of the buyers agreement.  Thanks for all the great advice.  I will know better next time.
