In today's real estate climate, the Internet and new home builders make it very easy for you (in most cases) to walk into a sales office of a new development. Once you are there, the builder's sales representative usually asks you to sign in and then you can view the models or available homes. What most people don't know is that once you sign in at a sales office without your real estate agent, your agent can not be a part of any transaction at that builder's community.
The sales person in the sales office works for the builder and does not represent you. But what does that really mean?
Think about the difference between a car salesman and a lawyer. You are a customer of the car salesman and a client of the lawyer. The lawyer is supposed to look out for your best interest and the car salesman is supposed to make sure you don't walk out of the lot without one of their cars.
Although there are fewer negotiations in a new home purchase, there are several key questions and decision points that New Home Pros should be there to help you with. These key areas can mean the difference of saving tens of thousands of dollars, being happy or unhappy with your purchase, and making the best decision for your future. A few examples are:
Should you upgrade your floors or keep the standard carpet?
Should you use the builder's loan representative or get your own?
Should you take the home with the unappealing view that has a better price?
Should I take the upgrade package incentive or the financing incentive (what is better in the long run)?
Is this home even a good deal?
And then there are the "What Happens If.." question that buyers may not know to ask, such as: "What happens if I change my mind about buying the home before it is completed?"
There are several more of those questions that beg to be asked, but might not be unless you have an experienced agent from New Home Pros assisting you.
We are new home specialists that have years of industry experience, which we put to work for you. Our buyer's agent service is free to you (the builder budgets for buyer's agents). Think about New Home Pros as an extra piece of insurance against making a bad decision and a team that has gone through this process thousands of times. Not only is the insurance a good bet, but it doesn't cost you anything to have it.
Feel free to let us know what questions you have and when we can schedule an appointment to view the new homes that work for you!
