Home Inspection in Westchester
You have decided that it is Westchester County where you want to call home. You have been looking at so many houses that just when you thought that you might give up your dream, you found the perfect house. Every single thing about this house is perfect! You certainly noticed the nice freshly painted walls, brand new carpet, brand new kitchen cupboards and even an awesome backyard for the kids to play in. What could be more perfect? Based on your observations you make an offer on the house. Next, you are informed that this is when you hire the pre purchase home inspector. The realtor should have covered the clause in the contract when you signed it. Your offer is contingent upon a home inspection, and you only have a certain amount of time to get it done, or you take the house "as is". This clause will permit you to have an unbiased professional look at every part of the home which most people don't look at. They will look at all the working parts of the home such as the plumbing, the attic, and the basement just to mention a few. When the inspection is complete then you will have an opportunity to renegotiate the price that the seller is asking. If the information is favorable everything goes off without a hitch but if the opposite is true then you might opt to just abandon the purchase entirely. The seller's disclosure statement is nice and chances are good, the seller is honest, however the seller of the home is not always aware of some of the problems the home might have, because he or she is not aware of them either, only an experienced and qualified inspector will find them.
You need to select a pre purchase home inspector but you really do not want to hire one that has any affiliation with the realtor, just to make sure there is no biased information. Do not just start shopping for the cheapest inspection either because it is likely that if you do you will get what you pay for and he will likely be in and out. You don't want that either! Your inspection should take about two hours. Anything less, they are likely missing something and not giving you a quality inspection. Just search the Web for a listing of inspectors in the Westchester area or shop around. Just keep in mind this is your money and your investment. An average home inspection will run from $485 and up, but it does depend on the size of the home and the experience of the inspector. So if you are buying an extremely large home or getting the best inspector, you should expect to pay more.
