So You THINK You Live in Braemar

As a Realtor, I got involved in my HOA because I understand the benefit of great community amenities and community covenants.  But when I first learned about Tartan Hills Village's relationship to Braemar (the larger community that THV is located within), I was shocked. 

To begin, the concept of Braemar is a larger community HOA with "subassociations".  These subassociations are smaller, and remind me of states within the United States.  If that analogy holds true, then Tartan Hills Village is Washington, DC.  No vote on Braemar's larger board, like the other subassociations have, and only a recreational agreement allowing us to use the community amenities.

Literally, in ten years, if Braemar residents, which THV are not, believe the pools are overcrowded, our recreational agreement will not be renewed.  Try selling a house to a family with young children, and explaining to the potential residents that their children will not be able to use the pool, but the kids they go to school with in the neighborhood can. 

Tartan Hills Village is not the only subassociation that has this disjointed relationship with Braemar.  The good news, is that Braemar is tyring to make us all full-fledged members.

So, I am attempting to buy a home on Broadsword. Are you saying we are buying in a bad location? Are there really good and bad in braemar? We would not be considered Braemar residents? What else? Thanks.

Not at all.  I live on Broadsword.  Besides, not all of Broadsword Drive is Tartan Hills Village.  Some of it belongs to a full-fledged member of Braemar, Tartan Hills Village East.

Here's a good thing about Tartan Hills Village.  While we get access to the pool and other amenities, per our recreational agreement with Braemar, our residents pay much less in HOA fees.  You see, when you live in the confines of Braemar, you are subject to TWO HOA payments.  And not all of the Sub-associations are doing so well financially.  Tartan Hills Village has a healthy bottom line.

The downside is this.  Since we are not TECHNICALLY in Braemar, we have no say in the covenants enforcement of our residents, can't collect the fines that result in enforcement.  We rely on Braemar to do that.  It's sort of like living in DC, and not being able to vote when it comes to covenants being changed.  We have absolutely no vote on the Braemar Board.

We are actually working to remedy the problem, though the homeowners will not like the HOA increase if we can ever get it fixed and become a full fledged member of Braemar.

Has the issue with Tartan Village been resolved or are they still without a "state" to live in?

Pat:  We are still an entity unto ourselves with a recreational agreeement to use Braemar's amenities and enforce their covenants.

In the haste to get the last bit of land to develop into houses, seems the builder screwed up the HOAs.  I hate it when that happens.
