i just showed a 2 bedroom home which the listing agent said was a 3 bedroom home. The "3rd bedroom" actually a loft, with no walls, closet or potential for 3rd bedroom use. This was a waste of my time and my buyer's time. This agent has a reputation for "doing what it takes--no matter what" to get his listings sold. I can't do it.  Am I on my "high horse", as I have been accused of in the past?  No, I just deal in the truth. While some sellers may like an agent like this, buyers hate it.

You are correct.  Shame some people do this.  I lost a listing because the owner wanted me to put the yard sign near the curb, (illegal).  The next agent did this.

There are many, many agents with the "do what it takes" attitude...sadly, they aren't above lying, cheating or stealing.  The universe has a way of dealing with these people.

Hey Mike, you just struck a nerve. I absolutely hate that. I was viewing a "3" bedroom home the other day with clients and we were trying to figure out where exactly the "3rd" bedroom was. The room that was listed as a bedroom was a little bigger than a walk in closet (with no closet by the way) and certainly couldn't fit a bed. When questioned, the listing agent told me "well the seller wanted it listed as a 3rd bedroom". Total BS. Sorry for starting your day off with a rant!!!

I have had a listing that was orginially a 3/2 and the seller had made it into a 2/2 so I listed it as a 3/2 but first words in the description were about how it's currently a 2/2 but could easily be converted back. They left both closets only thing missing was door to room and a wall. Very easy fixes.

I especially like the listings that name a popular suburb.  For example homes in a suburb named Hyde Park are preferable over neighboring communities so many realtors list the home as "Hyde Park Near".  No, it is in ________ (insert other suburb here).

I 100% agree.....and to boot, the 2 bedroom may have worked, yet the bad taste left from the deceit will ensure that it will not be considered.

Mike, I believe it's called misrepresentation. In my area it is illegal to call a room a bedroom unless it has a closet and a point of egress large enough for a person to get through. Little basement windows don't count. I have also seen 2 bedroom, 1 den condos listed as 3 bedrooms.

Mike-

I have a property listed and there is another one on the market that is the exact same floor plan.  They also have it listed as a 3 bedroom, but it is a loft...no walls, no closet, etc..  I also believe that is misrepresentation and a waste of time for myself and potential buyers.
