Most sellers have email and since our feedback usually comes to us via email, we just forward it on to the seller.  Sometimes we fax. Some sellers don't have email OR a fax, and want to be phoned with the information.  We usually call once a week and talk about how many showings have happened that week, and what feedback, if any, we have received.  If the information is lengthy or complex, we use the USPS to mail it to them. 

Obviously, if the property backs up to a major highway or railroad, or there is some other location issue that cannot be fixed and which buyers find as a negative, we can't do much about it.  But if several feedbacks are that the price is too high, or that the carpet condition is a big turnoff, or that there are pet odors in the house, we can address those issues (and we should do so QUICKLY!). 

Not every buyer's agent gives feedback.  They may be too rushed with showing the buyers multiple properties, or there was no feedback-meaning the buyers did not share any negative OR any positive feedback, they just didn't care for the property.  Buyers usually either LOVE the property and find a few negatives that they can live with, or HATE the property and find few things that they like (but not enough to make them want to buy it), or they are just neutral on the property (and will only buy it if their are no better properties out there and they HAVE to move).

The key is to try to work with the buyer who LOVES the property, and help work through any negatives so that they are excited to make an offer and move to this home and neighborhood.  The goal is to have a smooth transfer of the property so that all parties feel that they got the best deal and the best terms for the current market.
