There must be a strategy for some agents that don't like their job. You know. The ones who seem to really make an effort to NOT work with their Real Estate Industry peers  nor in the best interests of their clients.

Well, a sure way to alienate everyone is the agent who makes sure:

  • They let everyone know that they know it all (and they've been in the business for a few months).
  • They are know it alls (and had a total of two transactions within a five year period)
  • They don't ask questions (I run from those as they are a liability and just jump head on into everything because.....they know it all)
  • That they talk down to all agents because they are better than them (but all along through the transaction they keep messing up and forgetting to do pertinent and important details)
  • They never return calls until 5pm (they either have another job or they believe this is good business....???)
  • They want both sides of the listing (so they don't call back other agents for showing appointments)
  • They have assistants ...whom they instruct to not bother them with minor details. (and we never hear from them since the acceptance of the contract)
  • Not to follow up with the fax or email they sent (that we never got and when it is the day of the deadline we finally call and they say, "You never got it?"

And the list goes on; although the majority of the agents I have met along the way (at least the ones I seem to gravitate to more) do just the opposite. They are courteous, return calls, ask if they don't know something, and really think in the best interests of their clients.

.....And this pertains with all industry related peers as well. Loan Officers, Escrow and Title Officers, the other agent, the assistant, the peer in your office, the home inspector, the pest inspector and that list goes on.

After getting discouraged and writing Hello?????...... Do You Think It's Possible to Get a Showing Appointment? I am still in awe. I've worked feverishly since Sunday to get as many appointments as possible so my clients who are Transferring from Virginia to Hawaii will not have to live out of suitcases for months. The want to be IN CONTRACT by the weekend....... And I still haven't gotten return calls or emails from 2/3 of them.

Bottom line is this:

  • We remember when others have treated us with respect.
  • We remember when you were thinking in the best interests of your clients and mine.
  • We know we will cross paths with you again....this island is way small.
  • How you perform will make all the difference in the world for continued success in this business
  • Team work makes for a smooth transaction and all involved are happy campers.
  • ..........We all sleep well at night :)

We are INDEPENDENT CONTRACTORS. It's what you make of yourself and how you treat your client's and peers that will make you a successful agent.

Do you burn bridges? Alienate your peers? Your clients?  Or do you think in the best interests of everyone involved?

Sally...all of the bullets are definitely non-productive.  I must say that the first and third are unacceptable to me even when the agent has been around for a long time.  Condescending people do not sit well with me. 

Do many of the agents in your area do dual representation?  That can get in the way of making the best decisions on behalf of the seller.

Good luck...hopefully you will find just the right spot for those Virginians.

I agree, how you do business, will defintely come back to you. The most important thing in our industry is your reputation.

You may not have much of a reputation, but if you get a bad one and people start talking about your inability to "play well with others" or that you don't have "common courteosy" then you're going to find yourself losing lots of business.

I hope that things get better for you Sally, and to all those working in our industry lets make things better by acting like professionals!

My pet peeve is your #7 ... the "big" agents who are too important to manage the mere details of the closing once a home is in contract. I had to work with one of these a few months ago and the second time she told me give the info to her ass't, I told her that I was NOT going to do her work for her and that SHE could spend the time to bring the ass't up-to-date.

Some other teams use various clericals as the contract moves thru the "assembly" line. When a new ass't is in the pipeline, it's up to the co-op agent to bring the ass't up to speed. Totally a waste of OUR time. I've heard other agents say that they absolutely hate to show (and hate putting in-contract) one particular agent's listings, because she abuses co-op agent's time so much.

As you say, definitely not a good reputation to have!

Sally~I treat everybody that I'm working with on a listing or purchase as if we are a "team". That means that the person who calls in to make an appointment to see one of my listings will get the response they need asap and the respect for that person is shown right away because they just might be on my "team" to close this transaction. As you said, everybody involved should have respect for one another and return calls appropriately and in a timely manner. When you mentioned "gravitate" those who are more like you, I pray for that each time, because there's just one every once in awhile that makes their way in without great communication. Just curious, do you call the broker when the agent doesn't call back after so many attempts? We unfortunately had to make that move last year on a listing we were trying to show. Sis - You get that from all sides of the transaction at times.  Julie Neerings above has the right idea as well, working as a TEAM.  The only one we could debate is "They never return calls until 5pm (they either have another job or they believe this is good business....???)"  While I don't use this practice myself, there is a theory that this is a good & efficient business practice.  Perhaps we'll discuss that one at a later time, I have mixed feelings on it personally.

Elaine: Isn't it the pits?  I mean, I make mistakes and am not perfect...but I do try and work with all parties in the industry......so those that are lazy or 'too busy' or whatever the excuse....welll, they can wonder why no one calls them for showing appointments anymore...why no one want to work with them.

The worst thing is when you have to show one of their listings again (because it fits your clients desires or because the client called and wants to see it) you get that icky feeling just at the thought of even calling them to set it up.....likely because you know they're game-players and  I for one, abhor a game-player!

I worked with an agent one time that when we got to the settlement table refused to shake my hand on the way out.  I always shake the other agents hand and congratulate them on a deal well done whether or not I thought it was a good deal or not.  But, he blew me off and was very rude.  That agent is still in the business and I go out of my way to avoid him.  I wonder if he treats his clients that way too.

I am soooo with you on this one.  The whole returning phone calls thing is the biggest one that I don't get. I got an e-mail from a potential client asking about my services last week.  She asked me to set up a time when we could talk.  I called her to set the appointment. When we chatted, about 4 days later, she told me that only 4 of the 9 other VAs she contacted ever responded.  Only 2 of them "had time" to talk to her.  Excuse me but I don't recall seeing that clients fell off trees these days.  Don't you have to be a bit more proactive about securing a client?  Or do we just assume that the client will just love us without any effort on our part?  For agents, I guess it would be akin to assuming that the right buyer will get through to you to buy that perfect listing just because you know it is a great deal.

Burning bridges is exactly what it is!

I try not to burn any bridges with other Realtors. If I find a know it all Realtor ...sometimes I just try emailing them a few times with what ever it is they wanted to know or call them when I know I will get their voice mail so I can leave a message without having to deal with the know it all realtor drama.

but anyways I have not had that problem in about 4 years.....  I always give my clients and realtors customer service no matter how much of an attitude they may have..... I see it's like this  the world is round and it will come back to them one day..... so I try to be the professional of the transaction. My image is everything to me!

Clients are not falling off trees right now...and I have been working with these for 3 mos....and they are so happy that I gave them time...long distance.....and oh, that's another thing....other agents here would not give them the time....(maybe they wanted instant gratification?) In any case, I just spoke with an agent....her listing just came up today....and she called me back in 10 minutes! I told her I was so happy and told her how many have not returned calls. She said she has been in the business for 30 years and running across the same thing and appalled!  whew...thought I was just having "bad luck".

Hi Sally - what a shame a post like this even needed to be written! I do always wonder why on earth some agents just cannot manage to return phone calls when you want to show their listing.  There are some times when I've been sorely tempted to call that seller and let them know just why their listing is still sitting there, unsold, after months on the market and how their specially chosen listing agent just really can't be bothered to return repeated requests for showings.....but I don't.

Burning Bridges.....ummm I would say first you have to even get on the Bridge before you worry about burning it.  Many of the things you have mentioned might not be an intentional act, but if an new Agent won't ask for help, and the more experienced Agent doesn't give it....well there goes the Bridge for sure :) I like what Julie said.....we are all a Team, with the goal of 2 clients winning...one selling and one buying.  To me, that's all the ego we need in any transaction....know it all just don't work for me.

And believe me...I've seen many new ones who did not ask for help....only for me to confront them and say..hey, I know you're new ....and if you need help just ask...I'm more than willing.  Some are grateful....some just keep saying...I got it...  You know, stuff like that. All in all, I have had just as many pleasant experiences too. :)

It seems like the best markets and the worst markets bring out the worst in some agents. I've seen it happen during several cycles. It boggles my mind why it's this way. As far as I'm concerned the more co-operative I can be with other agents the better. We all need to be working together more effectively for the betterment of all.

What else is new...welcome to the wonderful world of Real Estate...I would just contact the manger or the broker and ask them if their agent is so busy could they please just tell you if the listing is still available and is the agent looking to represent their seller as to try to actually sell the property or are they just listing for appearance reasons?

I just don't get people. It just like an agent telling me sometime this week how they couldn't preview a listing because they couldn't get the lockbox code from the listing agent. Or the agent that is too busy to pick up his phone because he is too busy selling houses. Sorry that a very professional woman like you had to go through such a thing.

You know I heard story after story of these types of occurances and couldn't believe it.  After having worked in an industry where customer service is your paycheck there's no way that you can forget it.  I remember a phone call with a referring agent from another state.  This person did nothing but talk about the differences between the two states and that their state was better at the process of doing business.  I was shocked and completely turned off by it.  Some things may be bigger and better but don't judge the whole lot.  Work with me get to know me and trust me you won't be dissapointed but to cut it off because of your opinions who are you really disservicing?  Remember your client???  Just venting.  Great post and great reminder.

Hi Sally-I can see we have some similiar experiences lately.  It sadden's me...and we wonder why the public percieves us the way they do...I went to an incredible training yesterday...one of the things the instructor said if you have a bad customer service experience people end up telling 20 people and if it is good 5.  

The way agents treat their peers is probably not that much different than the way they treat their customers.  Burning bridges is a big mistake...who wants to work with a mediocre agent...not me and not the consumer.   So when you don't return calls, respond to emails or even have the deciency to tell your staff you took the day off...Mediocre!

You are so right. i have called to set up showings and no response. I call back oh The sellers do not want any showing today or this weekend? Are you kidding me? In this market they are turning down showings/ Or maybe you did not have the energy to to call and now they have no time to clean up the home. It does seem  that there is a lot of lazy agents today. I guess it is the slow market and they have become sluggish...

Lanre: Well, they lost out because we viewed a total of 12 homes yesterday. They are deciding between two and hopefully put in an offer today.

Robert: All states have different RE laws etc....but it's not about how good each state is....it's the professional representing the client. Or...at least I believe that to be true :)  I don't know the whole story there although just from your side it seems that it was the case of the "we're better" or "I'm better" syndrome.

Sally, I am considerate to everyone involved for all of my transactions.  I treat people like I want to be treated.  You are right about others not doing the job that you or I do.  Believe me I have had my share of those agents who only call back or email the day before the closing.  You have done their work as well as your own.  But thank God he gave me the attitude to do it with a smile.  And thank goodness that all agents are not that way.

I know several agents where the saying "You reputation proceeds you" applies in a negative way.  Funny how their names travels quickly amoungst the Realtor Community in the local scene.  Always makes me wonder how they survive.

Excellent blog Sally.  I think we all have run into these people.  Personally, I want to just slam them, but I end up being polite and excusing myself from their presence as soon as I can.  I don't like being around know-it-alls, even if they've been in business since the dawn of time.  Not everyone works the same.  We all have our own style and way of getting the job done.

Excellent point! I've experienced all of those. But what's worse is the agents who think they know it all because they've been in the business for 20+ years and haven't kept up with technology! They never check their e-mail, don't know how to text message and barely know how to use their cell phones.

Sally Jo, I don't know how the market is in Hawaii, but it's inexcusable to hinder showings.  Having come across it on occasion, my first impulse is to write a note to the homeowner to let them know that "we regret not having the opportunity to show your home", but that seems severe.  On the other hand, how else to weed out the agents that give us all a bad name, time and time again?  Good luck- you'll find the right home for your buyers.

I run into the same problems sometimes, but just keep pushing forward.  Bad attitude and unresponsive realtors, some that think they are above all else....unfortunately it exists.  Best not to let it get the rest of us down and let it be a reminder of how not to be.  They will help us shine on!! :)
