SUPERBOWL SUNDAY - A Great Day to Have an Open House...or Is It?

One of the most popular sports and TV events in the history of the world (I exaggerate for effect here) is coming in no time at all - SUPERBOWL SUNDAY. Last year there were an estimated 141 MILLION viewers, give or take a few hundred thousand. This is pretty staggering. It's almost more of a holiday than some of the real ones.

I am not a Bowl fanatic, but I do pay attention, nand generally find myself ensconced in front of the TV for some of the time. And if I'm at a party at least SOME of the time the eyes are trained on the tube.

So who is holding an open house? Is this smart or folly? I never have, simply because it didn't make sense to do so...but perhaps I'm wrong. The opinions vary dramatically - some folks say NEVER, others say it works for them with advertising, goodies, etc. Some feel it's like the holiday season - if they are out looking they are SERIOUS buyers (or maybe they DON"T watch the bowl and see this as a way to escape bedlam at home). For others it's a complete waste of time. Soooo......

Is Superbowl Sunday the best day to hold an open house? Or the worst? Let's hear from fans and non-fans alike. What's YOUR vote! And if you aren't holding an OH, whatcha doin'?

And if you do plan on doing an OH, or have in the past, what has worked for you? How has it been different?

GO BEARS!    GO COLTS!!

Nope, I'm not  saying who I'm rooting for...yet.

Well... I can say this. NONE of my realtors are having open houses this sunday for the Superbowl. Every Realtor that I have talked to said "why bother.. nobody is going to show up." I know I will not be working during the game. It will be one of the few times that the voice mail will pick up.

GO BEARS!!

Jeff, Did an open house last week end and if that was any indicater it will be a ghost town ( no one showed last week end ). In Previous years I have seen the results, it is a waste of time. Possibly throw a super bowl party and invite clients and your sphere. Have a good time with them and bond. That would probably be a better use of your time. Go Bear er I mean Colts Well enjoy the half time show anyway.....

Well I won't be holding an open house, but my potential client, my first ever listing presentation where the seller used my website homes value lead capture system, said you can come evaluate my home at noon on Sunday, just as long as it doesn't interfere with the SuperBowl.  Great...enjoy the game!

01/30/2007 12:09 AM by Byeloth Hermanson (Keller Williams)

Maybe a broker's open with food and the game on but..I don't know

01/30/2007 12:31 AM by America's #1 Mortgage Broker

I always figured the super bowl was the kiss of death to an open house.   I would love to hold an open house, but I'm off to Colorado  to try to injure myself again.  I'm flying on Superbowl Sunday.

I assist many of my Realtors with Open Houses although they are not much of a success these days. But not this Sunday....for me it's Couch Potato Day/Super Sunday! Go Colts.

01/30/2007 05:29 AM by Ron Withers (Town & Country Mortgage Services, Inc.)

Super Bowl Sunday IS a holiday to many.  And It doesn't appear to me, from past experience, that it matters that the game isn't on until later in the evening.  Floor time has always been dead all day long and I wouldn't even try an open house.  The day before yes.

01/30/2007 05:45 AM by Cyd Weeks- Palmcoasting.com

I have a prospective listing that I will hold open 2-4 this weekend, if I get it as promised.  And if the weather we are to get moves through.

High traffic area, good price point, desireable one level living.

I don't care about the game, and I'd rather be out than sitting around conjecturing whether anyone will come, and moaning that I have no business.

01/30/2007 06:01 AM by Mike Jaquish Keller Williams Realty, Cary, NC (Keller Williams Realty)

Jeff -

I cleared my day out on Sunday and decided that an open house might be a waste of time.  Saturday I will sit and hopefully get some traffic.  I feel like if I don't take this Sunday off and have a day with the family - I might not be able to for a while.

01/30/2007 11:25 AM by Heather Saul (Weichert Realtors Hoey Group)

Thanks, everyone, for stopping by and commenting. It sems, for most, this is NOT a good OH day or they have other plans.

Mike - makes sense to me with a new listing. And you can always get some work done even if people don't show. You just never know - some folks I know HAVE had a decent turnout and picked up buyers.

I've had open houses on Super Bowl Sunday and people do show up.. sometimes even guys..

01/30/2007 05:58 PM by Manhattan Beach CA/ e-PRO..... Kaye Thomas... (Real Estate West)

Jeff, in the fast paced market, it was a great idea but in the current market I would say, not me...waste of time and better to try another more productive weekend with less distractions. Just my 2 cents.

I say no way.  Superbowl Sunday and Mother's Day are two days not to hold an open house in my opinion....just from experience

01/30/2007 09:39 PM by Todd Lewis (Legacy Development Group, LLC)

I agree with everyone else...not an option in my book!  It seems like the whole world takes off for the day!

01/30/2007 10:11 PM by Darryl Glade ~ New Orleans Real Estate (RE/MAX N.O. Properties)

Does the vendor have a 50" + plasma screen and digital cable?

Does the vendor have a stash of nachos and a supply of cold beverages?

Ok then, I suppose I can do an open house.

01/30/2007 10:13 PM by Mike Montague (Sutton Group Incentive Realty Inc)

This is my first Super Bowl Sunday open house. I guess I'll find out whether or not it's a good weekend in Iowa.

01/30/2007 11:17 PM by Adam Forney (First Realty GMAC)

First of all, I've noticed that a predominant number of posters in the negative on SuperBowl Open Houses are men ;-) which is interesting.

I will be holding my site open this Sunday as usual. Sometimes the wives get bored and come out to look but the Seahawks also lost their bid to get into the Superbowl this year.

01/31/2007 04:39 PM by Irene Potter (John L. Scott)

Irene - good point - you're right. I think people assume that all the guys will be watching but it ain't true. And there are plenty of women who ARE interested.

Adam - good luck. If I had a great new listing I wouild likely do an OH

Mike - good requirements, you might as well be comfortable, especially if no one shows.

Daryl - thanks for stopping by and sharing your opinion.

Todd - I agree with you about Mother's Day, although you ccould apture people who are out after they go to brunch

Gena - thanks for your comment. Seems like you are in the majority here.

Kaye - I have heard that too - works for some, not for others.

01/31/2007 08:18 PM by Jeff Dowler ~ Carlsbad Real Estate (RE/MAX Associates)

The pearl in this string was Mike's comment that he'll be out working instead of moaning about having no business...Super Bowl or no Super Bowl-if you need suspects in the pipeline, hold something open.  in our area at least, there are always relo people cruising, shopping for houses AND agents-and they might just have that weekend as their only house-hunting time.

01/31/2007 08:36 PM by Leigh Brown Charlotte NC Broker/Owner (RE/MAX Signature Properties)

We are not doing an OH on Sunday, but having one on Saturday.  Several of us are going in to create a "Super Bowl Basket" that will be given away at each open house.  Great way to attract people to the OH.

01/31/2007 09:28 PM by Deneen Sufnar (Century 21 Wilson Minger Agency)

I am having an OH this Sunday for some patio homes I have listed.  It is beside a shopping center so I am hoping there will be some buying their munchies and stop in and maybe buy a house on the way home.  :-)

01/31/2007 09:31 PM by Brad Sanford

I've been working like crazy all of January..I plan to take SuperBowl Sunday off and relax..most of my clients are planning to do the same..

01/31/2007 10:20 PM by Pascack Valley Real Estate, Susan Laskin (Coldwell Banker Residential Brokerage)

I tried to get one from other agents in my office - no dice.  Some buyers asked to see 4 houses between 12 and 2, so that works.  Who needs 6 hours of pre-game shows?

02/01/2007 12:14 AM by Rick Beal (Coldwell Banker Residential Brokerage)

I had one. It was lonely.... very lonely.

Freddie

Catch me here.

Wheter it's Superbowl or anyday-- OH's and floor time as of lately have been nothing but *lonely*.  Hmmmn, which brought me here to AR today.  :*)  It is though a great time to plan and catch up. Let's not forget it only takes ONE buyer and not everybody loves the game.

02/01/2007 11:45 AM by Jessica Martin - Lic. RE Agent & Virtual Asst. (Virtual Assistant Services, Inc.)

My seller insists that I have Open House this weekend.  Maybe he knows more than I do, or just hopes we get lucky.   OH is 2-4 and game does not start until later.  I'll miss the pre-game party though.  Maybe I should tell him to leave the beer and chips out for me?

02/01/2007 12:56 PM by Ronald Sweeney (Prudential Residenz Realtors)

I'm not going to have any of my listings open this weekend...I had a huge open house last weekend with an incredible response.  I think that we all need to take a day off on Sunday and enjoy, party and of course network.

I am curious if any of you do hold an open how the turn out is though.

02/01/2007 02:59 PM by Andi Yates (Prudential CA)

Well here in Chicago, I know pretty much most Realtors are doing nothing on Sunday.  I believe Chicago has made Sunday into some type of holiday for the city.

Not only with a team in the Super Bowl and the high temperature prediction of 6 (six) degrees for Sunday, I think if anyone leaves their homes, it's for a Super Bowl party.

GO BEARS!!!

Brian - Not surprised. I think the game is the better choice given the weather, and who is playing

Andi - sounds like a good plan.

Ronald - good luck on Sunday. Think the beer and ships is the least you can expect.

Jessica - that is so true. Let's hope that anyone holding an OH Sunday GETS that one buyer!

Freddie - I have heard the same from many others.

Rick - yeah, 6 hours of shows AND tons of advertising.

Susan - good for you. Sounds like it's well deserved.

Leigh - thanks for pointing that out. Something we should all keep in mind

Deneen - good idea. Hope it works for you

Brad - good luck. Plenty of sign, I hope. Maybe they will let you do something special over at the mall

BTW Go Bears!!

YES!!!!! Way to go Jeff. BEAR DOWN... CHICAGO BEARS!!

02/01/2007 05:35 PM by Me . (mortgage)

I got a new listing and the seller asked if I'd be holding an open house this Sunday.  I pointed out that (a) it was Superbowl Sunday and (b) at that time, the temps were predicted to be in the teens (a major event in this area).

We're having the open house on the 11th. SHE decided that no one was likely to turn up! ;-)

02/02/2007 12:11 PM by Tricia Jumonville, EcoBroker® (ERA Colonial Real Estate)

Hey, the game starts at 625pm.  Have the open house right as the church crowd is going home.  And get home in time to watch the pre-game!!

02/02/2007 12:38 PM by Virginia Halter Broker, ABR, CRS (RE/MAX Signature Properties)

Do you think it would be a good Idea to hold a open house, that is more of a party where people are all invited over for food or a potluck to expose the home and they are all welcome to stay and watch the game. Maybe go to a Rent to Own store and rent the biggest TV you can get for the weekend?

02/02/2007 02:44 PM by Eli Allen (Keller Williams Realty Boise)

No open houses here. Everyone is cooking and getting ready to enjoy the game with family and friends.  Or they are at the annual Chocolate Festival being held here this weekend at the Crystal Coast Civic Center. It's one of those winter Sundays at the beach that we look forward to just relaxing and then cheering.

Jeff, no open houses today!  Weather too cold, so took out an ad to promote the website.  Worked better than the open house.  Watch the football game while I revise the Top Producer letter campaigns.  (Better than eating)!

02/04/2007 07:46 PM by Kay Van Kampen, Broker, Springfield Missouri Real Estate (RE/MAX Solutions)

I say no but I've some early showings on my listings and I showed a buyer today.  It might be a profitable day whether I did an open house or not!  The super bowl starts late and it depends on the people.  You might have a few wives or non-sport fanatics!

02/04/2007 08:14 PM by Erica Attewell (RE/MAX Classic)

With a little planning you could have made an open house super bowl event.  Imagine offering you clients the opportunity to watch the game on a big screen tv at your open house?  Great relationship builder.

Jeff,

I actually held an open house on sunday and had quite a bit of traffic.  I was suprised at the volume.

Steve - congrats. Good news for you. Any buyers that want to hire you? Buy the house?

Tom- good suggestion. Wonder if this has worked well for those who do OHs on Bowl Day?

You're right Erica - and I took out a buyer for a bit early in the day so he could see the game (out here it started at 3ish).

Kay - yep you guys really are suffering with the weather. It was 84 here yesterday!!

Jeff T - I cheered but it did no good. Good game though.

Tricia - glad to hear it worked out. But some people had a good day (Steve Mun for example).

Virginia- good suggestion. Wonder how many will actually do that? Although out here the game is 3 hours earlier. :(

Interesting thought, Eli. Thanks for your suggestion.

Sounded like a good idea, Linda. It was beach day here too but a bit warmer tan I expect you got. :)

I cheered too. Especially on the kick off. Next year is another season though. Maybe next year the bears will want it more than their opponents.

02/06/2007 09:21 PM by Me . (mortgage)

Just a side note 2 of my assistants did open houses on Sunday both were very busy and both were unadvertised... just signs and balloons.      I think you always have to keep in mind the time the game starts.

 and YEAHHHHHHHHHHHHHHHH COLTS

Jeff, As a 27 year veteran of real estate and after training over 50 Realtors I can tell you that open houses in Idaho are a poor investment.  I feel the Realtor is better off spending their money on color fliers, a powerful web site and marketing the listing to Realtors in the area.

02/19/2007 11:06 AM by Boise Idaho Real Estate - George Tallabas (RE/MAX Advantage)

George I believe that open houses are failures becasue of poor planning, marketing and a belief that they will fail.  If you believe something is not worthwhile that you will receive your wish.  It is one of the Laws of Attraction.  You get what you ask for.

Just because you have been doing something for 27 years does not mean that it has been done right and that it will not work for others.  I have posted some open house ideas on my blog at www.reagentmarketing.blogspot.com.  I urge you to check out my ideas on successful open houses and why they should be done.

Have a great week.
