Mark Nash writes in the Colorado Realtor magazine a well worded article about what home buyers want and don't want and what the professionals should be paying attention to.

According to the latest issue of Colorado Realtor this is what home buyers are looking for:

In:

  • The housing correction
  • Online home valuation sites
  • Modular Housing
  • Sustainable Design - think holistic                                            

Out:

  • "As is" equals the kiss of death
  • Buyer incentives - Cars shouldn't come with houses
  • Endless Open Houses
  • Over full price houses
  • Numerous tiny bedrooms

On the way out:

  • Hardwood laminate floors
  • Sellers who smoke in their homes

Dena,.... this is some interesting pieces of information. I would definately agree with cars that come with houses. And buyers don't think anything of this. Do they have any idea of what they are financing??>??

Speaking of modular homes have you seen the Platz Haus german modulars?  We have one going up in four mile canyon (just west of Boulder) I believe it cost over 1 mil.  But is sure is amazing!

Jessica -The picture came to me via e-mail along with a dozen others. I just thought I'd use it- seemed appropriate. And as much as I usually dislike modulars they are getting so much better than they were. I picked up a glossy picture book on them once and was blown away.

Jeff - I've always wondered if people thought about the fact they are financing a Hyunda at 7% for 30 years. What the heck does that come out to? We had somebody near me start a neighborhood withnew but  o ld fashioned modulars and cars came with them. About 90% went forclosure then HUD in 2 years.

Glad you shared the article and I wish I could put my hands on another recent article that tried to make the distinction between modular, manufactured, and trailer. In the same vein, I read last  year about manufactured homes at more than 1 million in California.

Of course, I can understand types of countertops, appliances, floors being in or out. The home itself is another matter.  

Jessica, that modular looks gorgeous but looks vulnerable. I think we need an ecobroker to tell us about its strength and stability.

Excellent points Eloise! There are differences between them and I have a hard time remembering what is what. A trailer has a VIN number I believe.

The stats here in NC say what's in is GREEN for sure...the clients who are selling and moving int he area are builidign green homes...buyers coming in form out-of-state are insisting on green-builts...the trend is on
