When listing a sellers property, who do you think wants the home to sell for more than your seller does?  Doesn't everyone always want to offer the least amount (low ball offer) and get the best deal?  Is it remotely possible that there are people out there who actually want the home to sell for more than the owner desires or expects?  I think yes!

Whether you believe in this or not, there are most certainly at least 40 people I can think of that want your listing to sell for TOP DOLLAR!  In fact, if they could have their way, the seller would probably get $50,000 - $100,000 more than the asking price!  How is this possible?  Who are these people? Where in the world could you find them?

You already know where I'm going with this and now I'm just taking up space on my Blog.  I think we forget and miss out on the opportunity to really create a "BUZZ" in the neighborhood about your listing.  So here's my suggestion (if you're not doing it already), knock on the doors of the 10 homes on the left, the 10 homes on the right, and the 20 homes across the street from your listing.  Invite them over to a VIP Neighborhood preview.  Buy a tray of deli's and cheese, and ask them to come over on a weekday evening! (Thursdays or Fridays)

Let the neighbors know that this will be the only time they'll have to preview the home before you go public, and it may be the only chance they'll get to pick their new neighbor.  This will create a positive synergy that might get your listing sold and fast!   It will also bring together the neighborhood unlike the way that fire trucks or ambulances do.  This also gives you an opportunity to meet the neighbors, a chance to follow up with their thoughts, create a friendly and non-threatening environment, and grow your business and relationships in the areas you want to sell Real Estate.

                                               

That's right!  The 40 people who want more $$$$ for your listing than your seller does, are the neighbors!
  If you feel that this is NOT a value to you, your business, and the neighborhood, then let me know, but don't "knock" it till you try it.  I challenge you to try this on your next Listing and see if I'm correct! 

Your first visit to the neighbors is the invitation. Your second visit is to follow-up with discussions on price, comments and thoughts.  Your third visit is to let them know you are available to help them buy and sell as well, and then start asking for referrals.  Your fourth visit is a "Thank You" card either mailed of hand delivered. Your fifth visit is hopefully getting the contract signed and putting a sign in the yard.  

What better way to build a database than to have the people in the neighborhood that want the highest offer for your clients home?  Now because you priced it right and it sells, guess who they'll want to sell their home?  Of course this is hard work and takes some time, but you have plenty of that right?  I mean there you are, sitting reading this Blog....uh huh...exactly! 

Did you notice I never used the words "Open House?"  Just thinking outside the "Just Listed" box here.  I know the TAX man wants you to get more for your listings too!  That'll be another post, another time! :-)

I haven't ever staged an open house JUST for the neighbors but I have alloted an hour before an open house officially opens for a private preview.  I actually get a decent response from it.

I've tried holding neighbor's only open houses and haven't gotten a good response.  But, I never actually knocked on people'd doors and invited them in person.  But, I have a listing right now where the neighbor has sent 2 buyers through the open houses.  I gave him my card and told him to call me if he had anyone else that he wanted to show the house to.  He replied that he was trying and felt sorry for me because there wasn't a lot of traffic through the open house.

Good post, my friend.  I have to tell you that this does work.  We do it sometimes, although not as consistently as we should.  It does work when we do it though.  It's a great way to get to know people in the area.  And these people usually know someone who is looking to buy or sell!  Then they refer those folks to you!  It also shows the seller that you are innovative, creative, and getting their home seen by as many folks as possible.

Brad - Thank you for sharing ... I have heard of some Agents doing that in my market area.  Very creative and at a minimum should result in more listings when those neighbors decide to sell.  In this market especially, creativity counts!

Great idea Brad!  I do what we refer to as a 5-5-10 during the Open House being held.  This also generates quite a bit of traffic from the neighbors who often times bring friends!!!  We do Brokers Opens for other realtors to come through why not a "Neighborhood Preview" I will be doing this soon.  Thanks again!

Outside Blog Attended Rain Camp

They taught us this when I first started and then I got into the office and people looked at me like I had two heads. 

I send out personal invitations to the neighbors inviting them to a Neighbor Only Open House.  I get good responses and always make contacts.

Brad, Can I I a suggestion to your great idea?

In my own neighborhood (admittedly a tightly-knit group) we have a loosely organized social group, with an occasional newlsetter, phone and email roster and so forth. If the sellers have access to such a network, use it! Also, you might want to check HOA for rules.

And, of course, this tactic (and yours) will work much better if the sellers have been good neighbors all along!

Brad- here you go again with another great post.  You know I have heard about farming the neighborhood and putting out just listed flyers around the listed property.  Pretty good ideal to have a VIP Neighbors Preview only, and your right the neighbor's can help sell your listing.  I have to try this on my next listing.  Thanks Brad for a great post!

It's the simplicity of ideas that create need for our product. It's doesn't have to be about how much and where we spend the money to generate business. I like simple, inexpensive ideas that pay off big every time! keep thinking "out of the box"

Attended Rain Camp

Brad - In our luxury home class last year. . .it was suggested that we do this.  I haven't yet . . .but fully intend to.  I appreciate your post for the reminder.  It would work better for me if I did it the first week I have it on the market.  I try to immediately place my listings on the MLS.  I don't want to miss any potential buyer(s).

Hello Everyone- 

I'm happy to see all these responses and positive to boot!!  Thanks so much for all your comments.  This post was somewhat abandoned due to an "Unforeseen Circumstance" that took place last night.  The post I did regarding my Brother finding me on AR after being separated at childhood for over 40 years!  It was featured and has kept me very busy.  I truly had all intentions of coming back and returning comments, just the day got legs and up and walked away on me!  Thanks for understanding....

I do have a client who took a listing and tried this, within the 3rd follow-up visit to the neighbors, she got a listing and 2 leads for buyers. This does work if you do it, believe, and then just make it happen!  I'll be back to answer any specific questions or comments that solicit replies in just a bit....

Very Good Idea! I am sure some wouldn't mind a chance to 'pick' their neighbor. Especially if they remember when 'that one neighbor' moved in and they had a friend interested in the house!

Brenda - postcards are nice, but if people do not know you personally, they are just junk mail.  There's nothing like a hand shake, a smile, and a look into the eyes of a NEIGHBOR or prospect.  :-)

I know some agents would argue, then when it doesn't sell they badger you about why it isn't selling and when you do sell it for a low price they gang up on you.  But, the reality is no one really remembers how long the sign is there and the neighbors probably could figure out from the visit they took through the home and the media coverage about the housing market and figure the price out on their own.  So, I say full speed ahead.
