The City of Laguna Hills is located in the Saddleback Valley in South Orange County California. It is approximately three miles inland from the Pacific Ocean and the rocky and stunningly beautiful Laguna Beach coastline. The City of Laguna Hills lies south of Disneyland (in Anaheim) and north of San Diego at California's southernmost tip. The mild climate and coastal breezes provided a perfect setting for the vast cattle ranches that originally covered the area just after Mexico gained its independence from Spain in the early 1800's. One of the early land grants known as Rancho Niguel was given to Don Juan Avila. It is this former ranchland with a land area of approximately 6.3 square miles on which the City of Laguna Hills is now located.
Laguna Hills is home to nearly 33,000 people with an average age of about 38 years. The largest segment of the population is 40-64 years of age. Most of the households are married (about 62%) and 37% of the households have children. The median income of about $70,000 ranks in the 77th percentile for the state and the 88th percentile nationally. Residents who are employed primarily work in sales, management or professional occupations and have an average commute time of 30 minutes.
The mild climate with lows in the 40's and highs in the 80's provide opportunities to enjoy the hundreds of miles of bike and walking trails that South Orange County has to offer. With an average rainfall of about 14 inches per year, it's a golfer's paradise.
There are about 12,000 homes in Laguna Hills. Most of the homes within the city are single family, detached. Most of the homes were constructed in the 70's and 80's, however, there is a scattering of housing developments that were built in the late 90's and early 2000's. Homes with stucco exteriors and red tile roofs are the dominant style, however, there are many ranch style homes in the prestigious community of Nellie Gail (lovely horse properties) and also dotted throughout the area.
In 2006 there were just under 400 homes sold in Laguna Hills with an average selling price of $786,870. The average days on market for the year was 61 days. The seasoned neighborhoods with wide streets and established trees and large lots (by South Orange County standards - about 5000+ square feet) and the proximity to the beach and freeways make Laguna Hills a very desirable mailing address indeed.
