I woke up this morning.  (Thank God)....and began my daily routine..which one of my first actions are..to turn my computer on...yeah right...I got my priorities in order...in fact,,,if I could use my lap top as a pillow I would..but I'm afraid I would drool on it,,,and die from electric shock...ANYWAY..

When I pulled up the hot sheet,,,and couldn't believe what I saw.

Agent's WERE RELISTING  HOMES AFTER THEY EXPIRED..AND  RAISING THE LIST PRICE.  One of the homes that was re-listed I was on a listing appointment last week and I know they were in financial distress..

I know how a seller could think.even though their house may be worth 90,000 in this market..If I owe 100,000...then I must ask 150,000...to cover all my costs and not owe the bank anything.

BUT WHAT ABOUT THE AGENTS????

WHAT ARE THEY THINKING????

THIS IS NOT SOUR GRAPES...at all..though I would've liked to HELP  that family.  I would LIKE to think that these are new agents that just don't have a clue..

I know this isn't my problem...but it's bothering me enough that I am typing this up instead of making my coffee....THAT HAS TO TELL YOU HOW MUCH IT'S EFFECTING ME..

I wouldn't blame the overpricing on only new agents.  There are a lot of seasoned agents who overprice a home..and I call it "buying a listing". Shame on them.  I prefer to educate my sellers on market conditions and how overpricing their home will cost them a lot more in the long run.  Honesty has always been the best policy, whether you get the listing or not.

I am willing to be that New York agents are not so different from Texas agents in that they love the check and sometimes forget about the work involved in earning it...hope things turn about for all us on that note!

I see those listings every day and I wonder myself. As agents we do all our our work up front and get paid if the property sells....doesn't make since to list when you know it won't sell. My advice to sellers...go to a discounter, fee for mls entry service if you want to overprice!

I can totally relate to how you feel.  Well, an experienced agent KNOWS a overpriced listing COSTS everyone money in the long run. I think alot of agents take the listing anyway just to have the listing!  Not all of us have our hearts in the right place in real estate.  My philosophy is as long as you always do the "right" thing, good things will happen.  I know when I go to sleep at night, I have a clear conscience and it sounds like you do TOO!

You know, those agents will actually hurt those sellers in the long run.  Instead of doing what is really right for those sellers, they are going to make it worse, like foreclosure?

Take a deep breath and savor your cup of coffee. I became a member of AR in 9/07 and I have seen so many blogs on this subject. Yet, agents are getting and re-listing homes that are not gong to sell. I went on a listing appointment last year, this couple had a negative arm loan the house was not worth what  they owed on it. A short sale was the solution. They listed with an agent not once but twice, and the home did not sell and they are now in foreclosure. My question how can this agent justify doing this disservice to this homeowner? At the time I spoke with them they were $30,000 over what the market was --- here in California that is nothing, they could have done a short sale easily. Now foreclosure looms. I often wonder if this could not be an Ethic's violation.

Well another strong topic.  When the market was going strong I carried between 10 and 15 listings.  I now have 3 because I will not take a listing if I am only catering to the sellers dream.  We are in this business to educate and advise honestly and accurately.  Agents that will lead a client into a dream will undoubtedly wake up to a nightmare, and nightmares have the potential for lawsuits.  We should always adhere to the clear picture and if the client wants to use someone else to stand on the limb with them, all we can do is call 911 to come help when they fall.

Side note:  Starbucks should have delivery available for you
