Broker/agent disclosure

I'm on the job at a Campanelli slab ranch in Natick when a pest control operator arrives. I assumed he was there for the buyer (my client). No, he was there at the request of the listing broker with whom he whispered his findings as I went about my business. Then they both left without a word. He left behind a handwritten receipt which stated "verbal inspection to broker-45.00". No findings, no report.

My inspection found termite damage up to the window sills, in the exposed porch framing (15 ft. of sill), carpenter ant frass by the buckets in the rafters of the porch and mouse nests in the porch and shed. Carpenter bee damage to the shed along with squirrel nests. Oh, termite control drill holes in driveway and porch slab.

I assume the pest operator mentioned all this to the listing broker. Was she under any obligation to disclose this to the buyer since the buyer was present at the inspection? I was surprised that no mention was made of any damage, treatment evidence, etc. Am I off base here?
