Some people have been on the fence as if they should buy a home now or wait a little longer.  When you take everything into consideration, it really does make sense to buy now and not wait.  Some of the reasons that stand out right now are that there is quite a bit of inventory here in Arizona, as well in other parts of the country.  The homes with the best resale values or features will be the ones that are taken off the market first (sold).  This also means that since there will be less in inventory, the days on market will be fewer for the nicer homes with a higher resale value.  Sellers will also start providing fewer incentives or none when we are in an appreciating market.  In a declining market, sellers will provide various incentives such as free appliances, paying some or all of the closing costs or reducing the price of their home, sometimes, Sellers will provide all of these incentives.  Builders will also stop providing incentives as well.  Prices will remain stable or rise.  Buyers can drive up the price of any home because of supply and demand.  Another thing to take into consideration is that Mortgage rates are the best they have ever been in a "Buyers market" and the best they have been in a very long time. 
When you stop to take all the different variables into place, it seems like this would be the Exact Right Time Too Buy!  So Why Wait, Buy In 2008!
