Lately, I have heard about lots of commissions being paid incomplete. In fact, it happened to me 2 times already. It is very important to use the Mortgage Verification form so you know the financial situation of your listings.

Remember that in this market we work with cooperating agents that don't deserve to have the surprise of having their commissions cut or simply not having any commission what so ever for their work.

Some people can even stop paying their mortgages while you are in the process of selling and then the Banks will begin the processes of Powers of sale without you even knowing. Communication with your clients is key.

In conclusion, this is a hard time for some families and we should always ask the real reason why somebody is selling a house and if we know something is not looking good let our cooperating sales representatives know the situation. It is just playing fair.
