Current real estate market conditions. A buyer's market without buyers?

I don't know what the rest of your markets are going through, but I would love to create a dialogue here.  Do you feel "It's Like a Buyer's Market without Buyers?"  The phones definitely do not ring as much as they used to, but they do ring.  However, when they do ring it is to list a home that hasn't sold.  Or someone is upside down in their finances.  It tends to be a rescue mission of sorts. We are busy right now, but not swept off our feet with work.  Usually this time of the year we are gearing up for the onslaught of the spring market...starting in the early spring - buyers will start planning their home buyer strategies.  That isn't happening on any great scale.  I wish I could utter the phrase that Tony Saprano would tell Carmella, "Not now, it's the busy season!"  But I can not.  It is not the end of the world in real estate, I've been through 88.  It is the beginning of a change in the cycle of business.  It is important to reaffirm it is not ME.  That these are market conditions across the nation.  We are still closing deals, and paying the bills.  I am very grateful to be working in real estate. We have our issues, but it is great to have a career in this business even with all the changes.

A lot of real estate has been diluted in the last few years by many factors.  The biggest reason is the numbers of new agents.  It is like the piece of pie went from 8 slices per pie to 72 slices.  Our individual share has been greatly reduced.

I'd love to hear from around the nation or locally. Is it business as usual?  Is it slower?  Or from the old timers..is this 1988?  I'd love to listen to what your thoughts are.

Maryland and Northern Virginia.  Very, very slow.  Prices are still over the average buyers qualifying range.  We still need a reduction of list prices of about 10%. 

I get a lot of calls from folks looking for "first time buyers programs".  There are none that work because either their income is over the limit or the homes are priced over the limit, or the buyers look at what they can qualify for and simply decide that they "don't want that crap". 

I'm bringing in about 6 good leads a day.  We're just getting some traffic after the holiday season but prices are still way too high.

Thanks for your response!  I lived in the DC area for 10 years, also have an inactive brokers license there and would love to return.  I get cold feet looking at the prices there!  The prices are just way to high in comparison for the rest of the nation.

Our market in Atlanta is the opposite, too much inventory, and not enough buyers to absorb.  We have sopped up almost as much as we can on the buyers side with 100% financing.  Almost 52% of every loan in the state of Georgia was 100% interest only loans last year.  Northern Virginia is up there with approximately 37.5%. In both markets, that sets us up for more foreclosures.  I guess to compound the market dilemmas is that the number of real estate agents in our MLS system in the Atlanta area has grown from about 13K to 43K in less than 3 years.  If anything the lack of experience, and broker training has led to an extremely dysfunctional market with loads of disinformation being dispensed freely.  It is hard to tell people the truth when everyone else is telling them things are just great!  Sometimes it is like being a voice in the wilderness!

Tara Colquitt, Consumer Credit Advocate  Hey!  I forgot about this Blog it was featured in a BankRate.com article just after I posted it.  I was receiving calls from all across the nation on this story, and this title "...A Buyers' Market without Buyer's"  it made headlines in a lot or newspapers!  Funny how it never was too popular a post on Active Rain!
