The statistics for last month show many owners of 
central Florida real estatewaited till the holidays
were over to put homes on the market or re-list
homes for sale. Historically this always happens, but
there are some interesting things to look at: - The median home price has continued to decline
and last month it declined by over $2700.00 from
$225,000.00 to $222,250.00. That is not good for
sellers, but it is GREAT for buyers. - Along with the median property price decline, the
home affordability index is over 100%. Specifically,
it is at 104% Which means at the median take
home pay of central Floridians who are making
at least $51,000 per yer, EVERYONE can afford
to purchase a home! And that is GREAT NEWS!! - The first time buyer affordability index rose also
to 74.6%. Things are getting better and better
out there!! - The number of homes under contract rose by 200
month to month, showing that activity is increasing. - The average interest rate on a 30 year fixed rate
mortgage was 5.6%, continuing a downward trend
started in August of 6.6%..... EVERYTHING is LOOKING
GOOD!
