Open Houses-To Have Or Not To Have

There has been some discussion as to wheather having open houses are actually important or not.  After speaking with agents that I know and directly with my sellers, in my humble opinion, the answer is Yes!  Although, they do take time, most sellers think that if you do not have an open house that you are neglecting them and their home. At least that is what I have been told by the sellers that I am dealing with.

 I can understand some Realtors reluctance to have an open house since they are time consuming however, if you think about it, you can get some work done while you have one.  You can write thank you notes, update your blog, make phone calls and other things that are productive.

In the market that we are experiencing in the Phoenix Metro Area, I would think that we would do all that we can do get some good exposure to our listings.  Open Houses are a simple way of doing that.  It's one of the Old Basics that still gets some results.  At times like these, aren't we all looking at the basics and just building on them?  I know that I am.   Good Luck in '08.

I have been in the business for over 15 years and have been a firm believer that open houses are realy conducted just to apease the seller.  I have changed my thinking to a degree because, in a Buyer's market it's a great way to get your face in front of a handful and sometimes up to 20 - 30 Buyers in the course of a Sunday afternoon.  We all understand having buyers as clients in a Buers market is the key.

Sylvie,  put me in the " YES " column.  I do a lot of opens .  I consider them no different than floor time and see it as an effective way to make this numbers game work in my favor.
