Seller Disclosure Form?!
Is there something I am missing about?
If I am listings agent and sellers ask about every real estate attorney so far will advise them to check "no representation", anything else will open you to a potential lawsuit. Who needs liability? And if you are 100% right you would still need to take day off, hire attorney and proof that you are innocent.
If I am buyer's agent I advise my clients to get home inspected!!! Would you go by something seller says anyway?!
For me personally that is worthless peace of paper, and rain forest would thank us if we would get rid of it!
And then you get agents that their buyers would make an offer but they are scared because seller disclosure is no representation, and I had this on the investment property as well. You try to explain that you can not put anything else if you never occupied property, and once again you will get property inspected by someone independent and working for you.
Soooo where is the problem? Am I missing something? Is there more to this form or do we all need more education on the subject?
