Just alittle over two years ago, on January 28, 2006, I passed my real estate licensee exam.  It was a Friday, three days later on Monday I was showing property.  I even remember the very first couple I took out.  Very nice couple visiting from New York..no they did not buy a home through me. :(

Through it all I have remained at the same office I started at, Aparo-Griffin Properties.  Prior to becoming licensed I worked as an assistant for my broker, Kathy Aparo-Griffin, she is always Top Twenty at our board, West Volusia Association of Realtors.  I believe she was Number 6 for all of 2007!!!  Way to go Kath!

Over the past two years I have closed 30+ transactions.  I consider myself successful!  I have not made a ton of money, but I am growing my business, and have started to receive referrals from customers that have already done business with me!!! and I've even made some friends along the way  :)  I attribute MY success to my work environment!!!  (well, and my good attitude ;0)

I have learned SOOOO many things in the past two years that I KNOW I would never have learned without starting right where I did!

Not only have a learned how to write a proper contract, navigate first time home buyers through FHA contracts, down payment assistance AND county assistance programs.....

I have learned to think creatively!!! 

Problem:  There was the young divorce that couldn't qualify for enough of a home for herself and three kids...she'd had already been on a deed and we couldn't get her county money for down payment, during the divorce the husband got the house, and as part of the decree it said once the husband sold it she was owed $$$. Fix: Had the husband take an equity line out and she signed a satisfaction!!! Crazy!

Problem:  Nice couple moves down from Virginia...they are at retirement age, his on disability and social security, she works for temp agency.  They have money in the bank from selling their homestead!!  Can't get financing because of income, of course the temp job wasn't counted and the husband will have an increase in social security in April.  Fix: They wanted a place now!!! I found em a house with seller financing (wasn't difficult at all!)

Problem:  Sweet young couple newly married with two kids!!  They are happy, wow to see a couple you find truly in love and respectful of each other, WOW!!!  Well, sent em to one lender, sent em to a another lender... I was looking for and FHA loan!!!...it's very forgiving..They had some minor things along with some repossessions...that weren't really repos..they were actually STOLEN!!! Fix: Well, finally I got the right person!!  NEVER give up!!!

Being a good agent means always educating yourself, and being open minded and thinking outside the box.. DON'T give up!!  Right now, it seems like every deal is a hard deal!!!  :)  Don't worry if it doesn't kill you it will make you stronger.

WOAH!!!  This is incredible, some many comments, wow and only by third blog entry.  Thank you ALL for stopping by to read my short story!! :)  I was hoping I would get some ideas and brain storming going, I wasn't trying to singing my praise!!!

  MEGAN ...  I rarely take my customers to lunch, as a matter of fact I think that I have been taken to lunch more often!! :)  I think it's just becuase people know that I actually care and I have WORKED REALLY hard for people who weren't treated quite as good by other agents.  They appreciated my help and service....so they wanted to treat me as a thank you.  I think it's how you treat people 'THE GOLDEN RULE' thats what matters.

 and BRAD not sure how that happened but it's sure did make me smile!!!  Maybe Im not such a bad writer after all! :)  and I do what I do and I think that it's definitely something that I can see doing for A LONG time to come!

Being flexible and creative is key to success especially in the real estate industry that is (and will continue) undergoing a lot of change.

Treating people right and most importantly delivering the results is key as well.

It seems you are doing both!

Hi, I am a newbie to real estate and am dealing with a client who has very little income.  I am trying to get her a FHA loan through one loan specialist.  It has been a headache.   But I'm prepared to go to another specialist if it doesn't work.  I'll definitely will use your advice and not give up - creativity is key.

Congrats on your creative problem solving! I know your clients were so glad they had someone who kept trying no matter what so that they had a happy ending. With 30 sales in 2 years, you have a link to so many referrals, it's just crazy! Now all you have to do is keep the momentum going by following up with those same satisfied clients. No one mentioned that yet, so I thought I would chime in with my 2 cents.

Someone who already knows you, likes you, and trusts you WILL refer you to others...IF (two little letters with a big meaning)....and only IF you keep in touch with them frequently so your name is the first one on their tongue when someone asks them if they know a good agent. Every month or two that passes by without a "touch" is a little more time for them to forget your name. Not you - they'll always remember how very helpful and nice you were - kindness always lingers, but then your name won't come easily, and maybe they'll remember your company name, but not your last name.

Think about high school - how close you were to some people - you thought you'd remember their names (first and last) "forever and always". Then, five years later, you meet them on the street. You recognize their face, you're overjoyed to see them...but didn't keep in touch. Now you're brain is scrambling around to remember even a first name - and this was someone you knew really well.

You see my point? if you don't keep in touch with these people that already know how great a job you do, you leave a LOT of money on the table from lost referrals!! It takes time to build up a warm relationship - and these people are hot! Keeping in touch with them keeps them loyal to you. They'll keep refer ring you to others, and even use you again in 2-3 years if they move again. But only if you've made the effort to keep YOUR name in front of them. Don't let them become the people asking others for a referral!

Good attitude!  You are right.  Steal doesnt become strong without a good hot fiery furnance.   Today is that hot fiery furnance and people with a good attitude and persistence will be strong coming through it.  Keep it up!
