I have outlined our programs please note our recent changes... we will still entertain lower FICO...of 500

Please pass on this recent update to all your team, due to the present market and approvals of loans.... we have noticed a trend in borrowers not making their initial mortgage payment on time, as a result they have implemented a 1% commitment fee.  How this is going to work, it will be included at the time of closing after the 1st mortgage payment is made, we will refund this 1% back to the borrower 100% guaranteed.

Loan Amounts up to $100K to 6 Million Dollars we will look at loans up to $20 Million.

The requirements for a Full Documentation Loan Are as Follows:

    * 660 FICO Score
    * Fully Completed 1003
    * 2 Years Personal Taxes
    * 2 Years Business Taxes
    * Profit and Loss Statements
    * Rent Rolls (if applicable)

Debt Service Credit Requirement Program

    * Light Documentation
    * LTV Up to 80%
    * Loan Amount up to 1.5 Million Dollars
    * Bank Comparable Interest Rates
    * As Low as 3 year Pre-Payment Penalties
    * Investment Properties

The requirements for a Debt Service Credit Requirement Loan Are as Follows:

    * 660 FICO Score
    * Fully Completed 1003
    * Profit and Loss Statements
    * Leases
    * Rent Rolls
    * 2 Months of Bank Statements

The requirements for a Stated/Stated Loan Are as Follows:


Stated Income and Stated Assets Program

    * No Documentation Program
    * LTV Up to 80%
    * Exceptional Rates
    * As Low as 5 year Pre-Payment Penalties
* Investment and Owner Occupied Properties

    * 600 FICO Score
    * Fully Completed 1003
    * 6 Months Bank Statements

Hard Money - Bridge Financing:

    * LTV    65%
    * Points  6
    * Rate    13%
    * Term   1 – 3 YR Term *Interest Only

Hard Money - Bridge Financing  Stated/Income Asset Option:

    * LTV 60% 
    * Points 3 – 5
    * Rate 12.750%
    * 1 – 3 YR Term *Interest Only
    * Loan amounts $100K to $6 Million, 20 YR AM,

Refinance & Cash-Out Full Doc

    * FICO:    660 Score
    * Term:    15 – 30 Year AM
    * Rate:     9.50% – 10.50%
    * Points:    2 – 3
    * Estimated LTV: 75% LTV
