Max Douge, Thanks for starting Marketing Using Craigslist group.  I don't know how many agents use the awesome FREE service of craigslist.com considering how much area an agent can cover.

But have you ever heard of the Domination Method.  There are companies such as www.therealestatemarketingservice.com that you can hire to repost your listing up to 4x's per day so that your listing is always on the front page.  As anyone who has used craigslist knows, there are thousands of posts per day that will bury your listing within hours to the back pages.

If any agent current uses the model of Domination Method, I'd love to hear about your results.

I checked out the website and it seems like and interesting idea.  I wonder, though, if Craigslist will eventually figure out what's going on and flag the ads.  The pricing seems fairly reasonable if they really do what they say they're going to do.  It kind of makes me a little nervous.  I mean, after all, I'm not going to go behind them and check to make sure my listings are on the first page at different times of the day.

Interesting idea, though.  Interesting website, too, except for the robotic animation that sort of talks in a British accent and a video that doesn't quite complete.

Welcome to the group.  I'm happy that you've joined and are sharing your experiences.  I think Craigslist is a great tool for promoting our services and listings.  I've never used the Domination Method, but I'm like Ken, it makes me nervous.  Nonetheless, I think it's good to discuss so that others can look into this, and other opportunities, to determine what's best for their needs.

I too am wary of services that claim to post 4x per day considering Craigslist only permits ads to be reposted every 48 hours. I offer a similar service except that it is cheaper and is done by hand every 48 hours (so they don't get flagged for removal) to ensure ads stay at the top of the results pages. You can check us out at www.MyMarketPostings.com. Posting on CL is something that anybody can do themselves, its just a matter of staying on top of it. Remembering to post every week or two just isn't enough to establish a steady stream of leads. 

And on a side note, does anybody use Backpage? As far as the interface is concerned it is nearly identical to CL but I never got 1/4 of the results I did from CL.

VTX Solutions has a craigslist ad creator that automates the ad creation process up to typing in the random number generated.  Their solution is connected to the MLS so it automatically pulls your listings into craigslist format and allows unlimited pics and branding.  It is currently available in Texas as that si where they are currently working with MLS boards.  www.vtxsolutions.com

I'm in agreement with the few that have been hesitant of this company, and method of submission.  I don't know if I would agree to pay someone to do something that is against the policy of the website.  I do wonder how effective Craigslist is with selling homes.  I have posted a number of homes on there, but it does seem like they get buried pretty quick.  But I've heard the success stories, so I'm going to keep after it.  I'll probably just keep submitting myself every 48 hours, and not risk getting flagged.

Actually www.therealestatemarketingservice. works incredibly well. I'm getting 25-30 calls every week. Nobody can tell me that Craigslist doesn't work. I a big city like Los Angeles, posting an ad once every 48 really doesn't do much. And posting 3 times a day might be too much. But they have a new service where they rotate all my listings posting one every two hours. And they write the ads in such a way that makes people want to call me. I say their system works.

It is definitely over posting and against their policy!!  This is a reason you get flagged. It gets regular craigslist users VERY UPSET. Craigslist can catch alot of this - even if you put the ad in different cities.

I've heard of the company, but I'm not convinced their methods are allowable by CL. 

I'm considering out-sourcing my Craigslist postings, but I want it to be done within the rules and to be done consistently over time.  That's where the true results will come from

Our team uses this method and it works famously. We receive many inquiries per day on the large amount of properties that we have listed. If you have the marketing dollars to spend - it is well worth the investment. Especially if you trying to grow your business! If you are the type of person that likes to do busy work and not allow other resources to aide you in attracting more business this is not for you!

Hi everyone:

I have been using a great tool to automate my postings on Craigslit. All I have to do is create a dozen ads with several different headers and tell rainmaker how often I want those ads posted. It does the rest. Whether you are at your computer or not your ads get posted.

VTX solutions is killing the CL market.

ALL of their listings contain keywords to other cities and areas - so if I search craigslist for "area a" all of VTX solutions listings show up.. This makes it very difficult for me to search for area-specific listings.

It's also going to be horrible for your conversion rates on leads... I'll bet they can tell you they get a lot of site traffic - not 100% sure - but that's because consumers can no longer do site specific searches...

 

I'm surprised CL allows this to continue.

 

Note - giving Realtors the ability to frequently repost - or "top post" *may* violate Craigslist Terms of Service, depending on how it's implemented... To whom that liaibility falls, I'll let the attorneys sort out.

 

Ask VTX why they include text listing several different areas in your listings... It's to increase total view volume..  It'd be like taking away the ability to search MLS by location or zip codes... It's horrible for the end user.
