Its not yet a done deal, but its quite possible that Fannie and Freddie will no longer allow in house appraisals of property. Real Estate agencies that have their own mortgage subsidiary's will no longer be able to also appraise the property. More than a little of this problem was caused by appraisers pressured into making the numbers work so that the loan side would make the mortgage. Needless to say, there was a lot of abuse here and now everybody pays the price.  Freddie Mac has lost about 62 percent of its market value in the past year.  According to RealtyTrac bank seizures rose 90 percent to 45,327 last month from the a year ago.
