Well, I hosted my first Agent Luncheon today and I felt that it was very well attended with close to 20 agents.  Yeah!  Now I ask myself, was this successful.  Initially, my idea of a successful luncheon was if there were even one agent that had a buyer that was  in the market for my listing.  Well, out of the 20, there was not one who said they had a potential buyer.  They were basically there for the lunch & door prizes.  But then I had to think about this.  I did have the agents complete an "agent feedback" card so i can share with my sellers. Well, most of the comments basically said the same things that I've been discussing with my sellers who have not made the necessary accomodations.  I was estatic because now maybe they will make the necessary changes so we can get their home sold.  So I would say, this was a successful luncheon.  What are your thoughts?

That is OK, I think it shows your sellers that you are willing to put your money out there to drum up interest, they may not have had a buyer but they will remember your listing.

If we use my previous comments on this topic as a measuring stick, you had a successful open house. They are saying the same things about your listing without your solicitation. Now....Here's the rub. If they won't make the changes that will help sell the home, what are you prepared to do? I look forward to reading your update. Good Luck! We wish you the best!

Hi Lisa,

20 agents is a pretty good crowd.  Feedback for the sellers is always valuable, especially if it leads to a more attractive listing.  And it's always good to meet and network with other agents in your area. 

Have you thought about partnering with a third party to split the costs of the luncheon?  There are lenders, inspectors, stagers, etc that are looking to meet agents.  I work for HMS Home Warranty and I have a budget to buy lunches for agents.  If you use HMS you can ask to partner our rep in your area.  Visit www.HMSnational.com to connect.
