OK, YoMama, this one's for you. I met YoMama on Saturday. She had called me last week and left me a message that she had read my Blog on ActiveRain and found it hysterical. She asked me to come by and see about placing her home on the market. Well, being the good little Broker that I am I said "Sure". YoMama, had read a few of my posts about Sellers, who had refinanced their homes, and who were now in a position of not being able to sell, due to the fact that property values have come down and their new mortgage balances are too high. No equity.

It was interesting, to me, that she saw herself in these posts and figured she was in the same situation. Well, she was right. When I met with her and her husband we concluded that they were about $15,000 to $20,000 to "short" and since they didn't need to sell, it was best to keep the home off the market for a while to see how the market plays out nearer the end of the year. They had already been on the market with another REALTOR®, for six months, with no luck, so it just didn't make any sense to keep doing the same thing over and over again.

YoMama is a big fan of Blogs. She doesn't have one of her own but she loves to read them. I was talking to her about my Blog and how I write about my everyday adventures in Real Estate. I mentioned how I write about my Seller's situations, whether they're good or bad, and explained to her that my Sellers know I'm going to do this. I use their experiences as teaching tools for my peers and for the consumer. YoMama's call to me helped to reiterate that I am doing the right thing by doing this.

Writing, like I do, helps the consumer to see that they are not the only one that may be having financial difficulties, foreclosure issues or problems with being able to sell their house. It helps them to see that I deal with these issues on a daily basis and it loosens them up to be able to talk freely with me. It helps us to connect. So folks, if you are hesitant to write about your customers and clients, don't be. They can take it. Use their situations as examples. By doing this, you may help someone else have a better understanding of their own situation. So write away!

I totally agree with you George- I think we have alot of lookers that arent commenters. They are consumers looking for info and sometimes to self teach!

 I have been a RalTalk looker for 3 years+ but have never posted. I find their topics interesting at times but hands down LOVE my AR family!

LOL....very good post if I might say so myself.  Blogs such as Bryant's are very useful to the realtor community.  I myself am an active "lurker" in the Blog world however I rarely comment even though I've been reading one specific blog for the past 3 years. Out of 100 hits chances are only 10 commented BUT at the end of the day you still had 100 hits meaning you just informed 100 people. This blog gives valuable insight, for example, by the time Bryant got to my house I already knew more or less what my situation was going to be because he had already blogged about a similar situation in my neighborhood.

It just gives the people a bit more understanding that their has been somebody in their situation and what has been done about it. It really really helps!! Keep on Bloggin'

I have already referred you to a New Yorker friend of mine that wants to get rid of her house, you should be hearing from her soon.

Jeff, being open and honest is what it's all about. The consumer is very smart. They don't need or want to be buffered from the reality of real estate. I think one of the biggest mistakes REALTORS(R) make when meeting with potential customer/clients is underestimating how much they know. Folks deserve the truth at all times. Don't sugar coat it. Throw it out there and then tegether we can figure out the best way forward.

Hi folks.. I'm glad that 'YoMama' decied to comment on this.. it's nice to see the consumer's point of view and to be reminded that informative posts, like BB's, are helping the consumer. I hope consumers (and YoMama) will feel open to commenting more. :)   I have started a to post about the appraisal for consumers recently as well :))    

I feel like a broken record here, but again, great post Bryant! We all do enjoy the information you post and the little stories about TLW and yourself that go along with them.  BTW, how is the house after the all hoopla from last night?

 Bryant,  Good for you (and good for YoMama)! Seems to me that you have embraced The Golden Rule with great passion.  When we treat people honestly and openly, when we put ourselves in their shoes, we have proved our empathy. From that comes trust, from trust comes the relationship that makes us all feel that we are valued and respected.  

I am not a realtor ( wife and daughter are in CT).  I work with Jeff, Bill and Rochell at RealEstateShows.  I manage our business development efforts and, therefore, work with realtors and lenders all day long, all over the globe. The one thing I know for sure is that relationships are  the heart and soul of this business.  Clients, whether they be your buyers and sellers or our realtors and lenders, respect those who are earnest and who provide them information and counsel in manner that puts their interests first and foremost.  There can be no ambiguity about this; transparency must rule.

Broker Bryant and I have always been transparent when it comes to our business :) It's just the way we do things around here :)

The Golden Rule Rules... :)  Transparency is a good thing. I want to share with everyone one here on how transparent my husband, Broker Bryant, and I are when it comes to our business.

Many years ago BB and I used to go to our listing appointments together. On one of these appointments my husband I did not agree on the price the house should sell for. We stood right in front of the couple who were selling their house and we bickered about price and marketing strategy. It was very funny and the Sellers listed the house with us because we were being ourselves :)

But, just so you all know after this bickering fest we decided to stop going to the listing appointments together. We kinda of figured that bickering in front of the customers was not our best foot forward :)

We had a lot of fun last night but, Broker Bryant is limping today :) I can't imagine why? LOL...
