I am sure that you have all been asking "What market area stats are we getting today?".  Well today we will briefly look at what is happening in Rockdale County.  Although it is the 2nd smallest county in the state, it is home to a number of great attractions such as, Panola Mountain State Conservation Park, Georgia International Horse Park which hosted the 1996 Olympic Equestrian events, and Randy Poynter Reservoir which is a 650 acre recreation and water supply lake in North Rockdale County. 

The Area of the Day is: Rockdale County, GA.  These stats are for single family homes. 

  1. Active Listings: 1239 (Average Days on Market 135)
  2. Under Contract: 88 (average DOM 123)
  3. Sold in the last 3 months: 209 (Average DOM 153)

Are you thinking to yourself, "WOW!  How can I compete against those numbers?" 

In this market, it is all about price.  Don't find yourself grouped with the 80% of houses in the market that are overpriced.  Price aggressively and give yourself a chance for success.  Remember, savy sellers know that in this market they may need to reduce the price of their house in order to sell, but they can potentially make up for that price reduction when they buy the next house.

I especially like your little gem in the last line:

"savy sellers...reduce the price in order to sell, but they CAN POTENTIALLY MAKE UP FOR THAT REDUCTION WHEN THEY BUY..."!!!

This is a GREAT point to make that is often missed by sellers in this current market.
