This article will show you how to use the form I created on the Internet to calculate Sellers closing fees in no time. 
...By the way, this is FREE.  The Form is based on fees used in FLORIDA

The advantages of this automated Net Sheet are:

  1. IT SAVES A LOT OF TIME
  2. It calculates the owner Title Insurance accurately, no more guessing or using charts.
  3. It prorates the tax amount depending on the date of closing.
  4. The doc stamps on the deed are calculated automatically base on the Sale Price.
  5. It estimates a Real Estate commission very easily 


Follow the instructions below to see how to use. In short, you enter the basic numbers at the top, click a buttons to run the calculations, click another one to sum the totals and you are ready to print in 20 seconds.
 

Step 1 - Go to this web page:

Step 2 - These are the REQUIRED felds at the top. Enter the initial information in there first:

  • Link to your logo (To be shown at the top of the resulting printout)
  • Your name, Broker name and address etc. (This data is kept in a cookie. It will populate automatically on your next visit)
  • Property Address (optional but useful)
  • Sale Price (This is required for most calculations on the form)
  • Taxes for previous year (self explanatory)
  • Closing Date (Very important, a lot of estimates on the form will be using this date in their calculations)
  • 1st Loan Payoff (How much do they still owe on their first Mortgage)
  • 2nd Loan Payoff (How much do they still owe on their 2nd Mortgage, enter 0 or leave blank if no second mortgage)
  • Estimated Real Estate Sellers clocing cost, net sheet

Step 3 - You are ready to estimate the numbers and then print.

Scroll down to the very bottom of the page,

Click on the "Estimate All" button, then click the "Get Totals" button and then "Show Clean Printable version"

Et voila! you got your form in less than 2 minutes!

 

Step 4 (maybe) - go back and change the estimates or changes some numbers

If you want to overwrite any numbers on the form, wheather it was estimated, calculated or plain missing, just hit the back button, (or if you have not clicked the print button yet, review the numbers before printing) then manually overwrite any of the amounts.

When everthing looks fine, scroll to the bottom of the form and hit the  "Get Totals" button again to get the new totals before printing.

If you use the "Estimate All" button after you make changes, the defaults will be used again and may replace your custom changes.  So use this accordingly.
You do not have to click the estimates before the Get Totals button.  The sequence is there because it is usually how you would click them but if you are testing or making iterative checks, then you can use the Totals button without using re-estimating.

You will not break anything by testing the form so have at it !!!

 

Step 5 - Extra info

If you want to get more information about some of the buttons, just place your mouse over the button and it will give you specific information about how calculations are done for that specific button.


Last but not least,

The only information that is being stored in a cookie on your computer is the top few fields about your names, and your logo.  The info stays on your PC using a cookie to save time on your next visit.
