Dear Listing Agent...I called the other day, to schedule a showing for your listing. I have a buyer (yes, they are still out there) and they have expressed interest in your listing. I left a message I never heard back. I called again...nothing. Wow, it must be a wonderful position both you and your seller are in. I mean, with all of the homes on the market, selling yours must not be a priority. Maybe you already have multiple offers? I suppose it is possible. Maybe you are out of town and do not make arrangements to have your calls returned.

sign pictureWell, I took the initiative, I suppose you can consider me your personal assistant...since selling the home is not your priority, I will help your sellers out. I knocked on the door and attempted to explain to your sellers that I have eager buyers and I did not receive a return call from you, so I wondered if I could show their home. The sellers graciously accepted and allowed us in. They also explained to me how you never return calls to them either. I wanted so badly to explain their rights to them, perhaps suggest that they dismiss your services (or lack there of). I showed the home with tongue in cheek and thanked them ever so much for allowing us to enter without any notice. I explained to them that I would call you and offer any feedback on the showing.

Today my phone rang...it was your sellers calling my number from the business card I left. They wanted some feedback about the showing. Again with tongue in cheek I told them what I felt was important; essentially what I would have told you had you ever called back.

I hope you realize what an awful example you are setting for the rest of us. It seems very clear to me now why I consistently see For Sale By Owner listings that use bold print saying "NO AGENTS". Why would they want to pay an agent...you are not doing anything. Unfortunately (for your desperate sellers) this home will not work for my buyers. I plan to show these buyers another home tomorrow, where on the listing it shows "CALL OWNER DIRECT TO SHOW THIS HOME"...well maybe the agent was tired of having a full voicemail message box.

Oh, and by the way dear Listing Agent. That seller that called me for feedback, I made some small talk with him. He is such a sweet man. Did you know he plans to stay in town? I don't think you do, because when I questioned him about the home he was buying he said he just started looking. I inquired if you were assisting him...he said no. So I guess your lack of attention has been my good luck.

(and yes...I did attempt a call to the broker but they did not have the phone number to the sellers)

I love your writing style, Paula!  All this time I thought agents only ignored calls from appraisers...LOL...sorry, I couldn't resist that.

DEANNA:  thanks, yes I do wonder sometimes...about clients and agents!!  :)

KAREN:  well their loss is our gain...building one client at a time...through one lazy agent at a time!!  :)  thanks for your comment.

ALISA:  HA!  No, they ignore EVERYONE!  Next time, I will call and say "I have an offer I'd like to fax, can you call me back with your number?" bet they would call in record time!!

Good for you Paula.  These are the agents that give us the rap of being the professional equivalent of used car salesman.

We all know of similar cases and they are frustrating and also give many of us a black eye. That said your contacting the clients and taking their phone call is really a no-no. Better way (though more time consuming) is to call the agents broker and raise cane there or have your broker do it. Might have more effect too... or not ;)

Paula

It us truly a disappointment that we have to go into an new transaction having to defend ourselves. As for me, being both a RE agent and Mortgage Broker I have double the duty. That is why I have decided to focus on my Mortgage Company and refer all my RE business so i can do one thing GREAT and not have to wear all the hats it takes to do both. However, just that fact that one bad grape and ruin the entire bunch is unfortunate and if it was easy everyone would do it. Keep providing your clients with exceptional service and the rewards will continue to flow. Our reputation is the best advertising we can offer. Have a great Saturday!!
