What to do with all this space? Why buyers sometimes just move on....

When you walk into a vacant home many of the rooms are clearly defined and obvious.  When there is an open floorplan, sometimes things get a bit confusing. 

    

    

Staging this home helped to clarify the purpose, size and scale of each room.  The spaces are clearly defined and buyers will be less inclined to wonder what to do.  Buyers don't see potential.  They only see what exists.  This is one reason why staging helps to sell the home.

Beautifully done staging. I bet this house really echoed before the furnishings and rugs were brought in to absorb some of the sound. I also love the four chairs around the coffee table. Nice contemporary look for a conversation area.

No questions now how the room should be used.  They build them, so much differernt over your way! Our's are so cookie cutter.

Wonderful transformation!  This point to me is so right on.  It is one that is so crystal clear to "sse", but it's a puzzle as to why so many have their property on the market vacant.

Open floor plans can be tough for a buyer.  While spacious, it can be made so difficult for a buyer to envision how they'd use the room.  Great post.

Melissa- I don't see too many large open floorplans in the MetroWest, but I did in Austin and you're right - they're a bear to envision. 

The staging is beautiful on this home.  I agree with you, it has to be a favorite of mine too!

Kathy - This home even left me scratching my head for a little while - I didn't want the room to go table, table.  The room where the 4 wicker chairs and coffee table are is generally thought of as the 'eat in' space. 

Jackie - Thank you!  I think I could have sat and had a nice cup of cocoa in those wicker chairs by the fireplace and been there for hours... too bad it wasn't my home & had too much work to do as it was... I'm hoping some buyer will feel the same way - very soon!

This space looks fabulous and I think that a potential buyer would NEVER see what they can do with that space especially the 4 large wicker chairs and table off the kitchen..LOVE IT!

Phyllis - I think that space was the unexpected element in this home.  Most people would have assumed just an eat-in table which would not have the same flow, texture or impact.  I think of playing scrabble in front of the fireplace in those chairs......
