A lot of agents will make empty promises that if you list your home with them that it will sell quickly and sell for the price you want. They do this just to get the listing. They don't give you any guarantee in the event that they are wrong.

Right now with the way the Omaha market currently is, if someone wants to buy your home but has a home they need to sell first, selling their current home is their biggest obstacle to buying yours.
This guarantee is also a creative form of marketing because it makes your home stand out above the rest. If a buyer is interested in your home and another but has a home to sell, I'm willing to step in and buy their home if they buy yours. If they buy the other house, then they are still left with the problem of selling their current house. My guarantee makes it much more likely that they will choose your home over the competition.
