We talked about the reasons for considering buying your first home in "Redding, CA, Homes for Sale, Buying Your First Home Can Be Easy and Fun, Part 1". In Part 2, we are going to talk about how to get started.

Getting Started:

  • You are going to want to choose a professional Realtor who specializes in residential real estate and has specific knowledge of the local trending real estate market and mortgage markets.
  • You are going to want to work with an experienced, confident professional Realtor that can provide you with the names of recent clients that you can get a reference from. Your choice should be to choose a professional Realtor that is dedicated to providing you the highest level of customer service in the industry.
  • Select a professional Realtor, who will listen to you. Your Realtor should be interested in learning all about you and your goals, housing needs and preferences.
  • Your Realtor can show you any house that's for sale in your market--not just the homes listed by their company. If you see a house for sale that you like, your Realtor will be able to arrange a showing. They should never be too busy to help you when you want to see a property and they should be offering you tools and access to specialized searches that emailing your the latest listings coming on the market or listings with price changes that are now in your price range. Your Realtor should have a pervasive knowledge of the web and how to use it in helping you find that perfect property for that perfect price.
  • Commit yourself to working with one Realtor, the Realtor that has made a commitment to outstanding service and knowledge on your local market. Your Realtor should be working to learn your likes and dislikes in homes and make your home-buying process easier. Turn to a Realtor that cares and is dedicated to helping you reach your real estate goals.

firstWhere to begin--Before you start driving around looking for yard signs, do some homework to fine-tune your dreams and expectations. Well begun is half done.

Know how much house you can afford--Review your budget and determine how much you want to pay each month. Lenders will consider the home's sale price and your down payment in determining how much to loan you, but your monthly payment is of primary importance. Housing costs are more than just principal and interest, because they include property taxes and insurance.

As a general rule, your monthly housing cost should not exceed 28% of your gross monthly income. If you have outstanding long-term debt (car loans, student loans or credit card debt), that monthly debt plus your monthly housing costs shouldn't exceed 36 percent of your monthly gross income.

As your professional Realtor for a Lender Information Worksheet. This worksheet allows you to organize all those details needed for the financial application process. It will also help you itemize your living expenses and income, so that you may analyze your budget.

Your mortgage power may surprise you. Many lenders offer mortgage pre-approvals, and this can be a real time-saver when you begin the process of looking. You will be looking in the price range you can afford and able to set expectation realistically.

1 Comments on Redding CA, Homes for Sale, Buying Your First Home Can Be Easy and Fun, Part 2

AHHHHH!  Great post, but I just had to read it when I saw Redding in the title.

You see, although born in Los Angeles, I grew up in Redding.  Carnelian Way in fact, swam at the Elks Club and spent many a scorching summer day jumping off the original, old Diesel Horse bridge (we have pics to prove it!) Even learned how to snowboard at Mt. Lassen when it was still open w/ a little 2 man chair lift. And would you believe, now that I'm back in Los Angeles, my next door neighbor grew up, and plans to retire in Cottonwood - ahhhhh, the good old days.  It's great to hear Redding is doing OK after all these years.

I'm adding you to my Associations!
