Groundhog day is February 2nd. If the groundhog emerges from it's burrow and fails to see its shadow because it's cloudy, winter will soon end. If the groundhog sees its shadow because it's bright and clear, it will be frightened and run back into its hole, and the winter will continue for six more weeks.

Something very similar happens to REALTORS this time of year.  Hibernating buyers are starting to poke their heads out from behind their cubicles to see what is happening in the real estate market.

 

It is this time of year the real estate market "wakes up".  To formally mark the beginning of this exciting new beginning, this February 2nd, 2007 will be the first annual

 

WOODCHUCK WAKE UP DAY! 

Introducing...Willie the Woodchuck! 

 When Willie polks his head out his burrow on February 2nd, he's going to compare the number of webhits he's had between January 31st and February 1st.  If there are MORE webhits on February 1st, Willie will declare that winter is soon ending, and the spring market will ramp up very quickly!  If however, there are fewer webhits on February 1st, Willie will declare a delay in the start of the spring market for six more weeks, and a vacation day for all REALTORS.

Come to think of it, Bonnie may have a point with the Super Bowl thing....Hmmm

I've found for the past several years that a lot of deals can be transacted in December and January if one is OPEN for business.  We have a lot of agents who check out to warmer climates during the winter season, but buyers seem to be willing to be busy if they find a good deal!

I had a colleague in my former brokerage that made her best sales during December and January.  She proclaimed the buyers were serious and so were the sellers.  All parties were motivated.  She actively solicited sales then and vacationed in the summer!

It's February 1 - and at 9:00am, two Title deals came in - both Purchases.  January was a good month for us.... if this is an omen for February..WOOHOO !!!!!!!!!!  (In the NorthEast...real estate tends to really bog down in Jan/Feb).
