With changing market conditions it is important to keep abreast of the real estate market if you are considering buying or selling a house this year.  The market also affects other industries or services in a community.

So what did the Rhinebeck real estate market look like over the past four weeks?

Here is a snapshot.

    Rhinebeck Town HallRhinebeck Town Hall

Did you know? - In 2006 there were 73 houses in the MLS that sold in the Rhinebeck area.  In 2007 there were 37.  Based on last year's sales, at present between the village and town there is more than a year's worth of inventory.  Although this is the case there are still buyers looking for home that cannot be found in the present inventory.  With spring approaching I suspect there will be many more homes available. If you are planning to put your house on the market keep these points in mind.

  • The house must be priced right so it will appraise for a mortgage.
  • Now is a good time to get the house ready by cleaning, painting, fixing and de-cluttering
  • Don't overlook landscaping
  • Get professional advice from a Realtor and Stager.

Jennifer things are picking up for me here in Connecticut both in purchase loans and refinances.  Hope your area starts to do the same.

Jennifer, I'm surprised at the size of the homes, they're so big!  I think many buyers will be coming to your beautiful area in the Spring and will certainly have many choices.

Jennifer, you always give great market reports.  You give the report and a picture of the town hall.  You keep raising the bar for me!

George - I am glad to here it has picked up in your area.  We are see more buyers but although the inventory is high they still can't find their dream house.

Carole - We are hoping spring will open a floodgate of buyers.

Ray - I think more than ever the consumer wants to see what is happening in the market.
