Hi, Jo - Looks like your list/sale ratio took a big hit in February vs. January.  Are your prices still trending down or is the market on the mend?

Jesse, I think that we are still in the "price correction" phase. The reductions overall are way less than other parts of the country but we still need to see some correction. I was surprised by the median list price for February.

That is interesting that the listing price has gone up but the average sales price is down.  I wonder if we will see an improvement with Spring coming?

I think it still is the effect of the end of 2007 for the sales price.
