I'm here in Georgia, and it's true, we have plenty of them, and it's affecting our local economies.

I can only imagine.  This is a serious problem.  We haven't been as impacted in Pennsylvania.

Very sad and sobering really, but reality... I hope there is a change soon, the American Dream shouldn't be lost.

The numbers are staggering, but you also have to compare the size of the states too....would be interested in seeing the statistics read more like the number of foreclosures per capita.

Unfortunately, the prediction is we've only hit the tip of the iceburg for foreclosures..    The good news, is that prices are more affordable now for entry and first home buyers.  Additionally, prices in California are now at a point where investors and have positive cash flow if they purchase properties for rentals.

Paul,

I'm finding that a lot of investors aren't back in the game yet.  Do you think that some are sitting on properties they bought from '01 - '06  with negative cash flows, and are on the sidelines & not buying because because of that?  Obviously its different by area, but that's what I'm seeing here -Montgomery County, PA.  There was a much bigger drop in the number of multi family properties sold vs. single family residential properties sold in '07 vs. '06.

Melissa,

I just got your message.  Sorry for the delay.  Activerain is supposed to email me comments on my blogs, but I didn't get notification of your commnet for some reason.  I do not have a list of all of the foreclosures in the USA.  Each foreclosure website charges differently.  Let me know if I can help in any other way.  If you're looking for an agent to help you with foreclosures in an area other than mine (Southeastern PA), I can find you an agent who specializes in foreclosures where you're looking.  I know what to look for.

Thanks,

Jordan
