Jim:  Our values "now" are much more in line with what is reasonable for the demographics of our area.  I feel a "boom" coming back on!  Thanks for stopping by.

It's interesting that manufactured home's average is about 40% of SFR in your figures.  Here in Yucca Valley, Calif. manufactured homes are about 75% of SFR.  Perhaps its because Las Vegas is an urban area, and Yucca Valley is more rural.
